The Vice President of Leasing & Asset Strategy is responsible for developing and executing Defined's leasing, revenue, marketing, and asset performance strategy across the portfolio.

This executive will lead multiple lease-up communities from pre-development through stabilization while also driving occupancy, revenue growth, pricing strategy, and operational performance across stabilized assets.

Working closely with the CEO, Property Operations, Construction, Marketing, Business Intelligence, and centralized support teams, this leader will ensure every community is positioned to achieve maximum occupancy, rental revenue, and long-term asset performance.

The ideal candidate is an entrepreneurial leader with extensive multifamily lease-up experience who enjoys building teams, creating scalable systems, leveraging technology, and executing at a high level in a fast-paced environment.

This is a hands-on leadership role responsible for transforming strategy into execution and building one of the industry's premier leasing organizations.

Primary Responsibilities

Lease-Up Strategy & Execution

• Lead all lease-up communities from pre-development through stabilization.
• Develop project-specific leasing, marketing, pricing, and concession strategies.
• Establish leasing velocity goals and monitor weekly performance.
• Coordinate pre-opening readiness, model units, signage, websites, collateral, and marketing launches.
• Partner with construction and operations teams to ensure communities are operationally ready before opening.
• Identify risks early and implement strategic adjustments to maintain leasing momentum.
• Deliver stabilization timelines that meet or exceed ownership expectations.

Revenue Management & Leasing Operations

• Develop portfolio-wide leasing and revenue strategies.
• Oversee pricing recommendations, concessions, and market positioning.
• Monitor occupancy, economic occupancy, rental rates, and leasing trends.
• Improve lead conversion, leasing processes, and customer experience.
• Standardize leasing procedures and best practices across the organization.
• Optimize centralized leasing, self-guided tours, CRM utilization, and AI-driven leasing technologies.
• Establish consistent leasing KPIs and performance reporting.

Asset Strategy & Portfolio Performance

• Partner with the CEO to maximize portfolio performance through strategic operational initiatives.
• Evaluate asset performance using financial and operational KPIs.
• Identify opportunities to increase revenue, reduce controllable expenses, and improve Net Operating Income (NOI).
• Develop business plans for underperforming communities, including repositioning strategies, operational improvements, and lease-up execution plans.
• Analyze competitive properties, market trends, demographic shifts, and pricing opportunities.
• Provide strategic recommendations to the CEO that improve portfolio performance and long-term asset value.

 

Marketing & Brand Strategy

• Lead property marketing strategy across all communities.
• Oversee digital advertising, branding, photography, websites, reputation management, and social media initiatives.
• Measure marketing performance and optimize lead generation through data-driven decision making.
• Ensure every lease-up community launches with a comprehensive marketing plan designed to maximize leasing velocity.

Leadership & Team Development

• Recruit, develop, and mentor high-performing leasing professionals.
• Build a scalable leasing organization capable of supporting continued portfolio growth.
• Coach leasing managers and coordinators through structured performance management and professional development.
• Foster a culture of accountability, collaboration, innovation, and continuous improvement.

Qualifications

• 7+ years of progressive multifamily leadership experience.
• Significant experience leading ground-up and value-add lease-up communities.
• Strong understanding of revenue management, pricing strategy, market analytics, and multifamily operations.
• Proven success leading high-performing leasing teams.
• Experience developing scalable leasing systems, processes, and operational standards.
• Strong analytical, financial, and strategic decision-making skills.
• Excellent communication and leadership abilities.
• Experience with AppFolio, CRM platforms, revenue management software, and digital marketing analytics preferred.
