HVAC (12 Month)

Job Goal: To help maintain the physical school plant in a condition of operating excellence so that full educational use of it may be made at all times.

Employment Terms: 12 Months, 8 hours per day 7:30 A.M. 4:30 P.M., exclusive of a lunch Occasionally, special arrangements may be made with the supervisor if the situation warrants. Supervisor approval is required if the contract day varies.

Regular Requirements: While performing the duties of this job, the employee is frequently required to stand, walk; use hands and fingers to handle, or feel objects, tools, or controls; and talk or hear. The employee frequently is required to reach with hands and arms. The employee is occasionally required to sit. The employee frequently must squat, stoop or kneel, reach above the head and reach forward. The employee continuously uses hand strength to grasp tools and climbs on to ladders. The employee will frequently bend or twist at the neck and trunk more than the average person while performing the duties of this job.

Occasional Requirements: The employee must frequently lift and/or move up to 50 pounds such as a toolbox. Occasionally the employee will lift and/or move up to 90 lbs. such motors. The employee will sometimes push/pull items such as tables scaffolds, and air compressors, or a variety of other items. Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

While performing the duties of this job, the employee regularly works indoors and outdoors. The employee will work near or with moving mechanical equipment. The employee may work with toxic or caustic chemicals such as petroleum products, degreasers, and sprays and non-household dust. The employee may come in contact with blood and other infectious materials. The employee must be able to meet deadlines with severe time constraints. The noise level in the work environment is usually moderate and occasionally will work in a loud area.

Essential Duties and Responsibilities:

1. Maintains all safety and code requirements of the State, local and Board of Education guidelines.
2. Repairs and maintains all types of air conditioning, heaters, refrigeration units, and kitchen equipment.
3. Repairs and maintains gas, hot water, steam and oil boilers, and hot air furnace.
4. Rebuilds and repacks burned out boiler fireboxes.
5. Repairs and maintains air handlers, ventilators, cooling coils, and radiators along with other mechanical heating and ventilating equipment.
6. Monitors and coordinates control panels and thermostats of all systems to maintain standard working temperature.
7. Maintains and operates computerized energy management system.
8. Performs regular preventive maintenance and boiler water treatment programs for all heating and air conditioning equipment.
9. Installs and tests new equipment.
10. May be required to be on 24 hour call.
11. Accurately estimates project costs, orders and accounts for material and labor relation to assignments.
12. To ensure continuity of services, remote work may be necessary in the event of a health crisis or disruptive situation that requires the closing of school and/or office buildings. An employee's eligibility for remote work will be determined by the superintendent of schools. Expectations and guidelines for remote work will be distributed by the employee's supervisor, based on his/her role and responsibilities.
13. Performs all other tasks as supervisor may assign.
