DAYS/HOURS REQUIRED: MONDAY - FRIDAY, 9AM - 6PM

Responsibilities Seek and manage the overall supervision and performance of the property. Hire, train and develop a competent team; oversee daily operations directly or indirectly. Review daily rent recommendations and identify opportunities to maximize income. Collect rents, implement delinquent rent procedures, ensure resident insurance compliance, enforce screening criteria and policies, and implement resident retention procedures. Complete weekly reports timely and accurately; approve invoices and ensure data input is timely and accurate. Analyze monthly performance, generate variance reports, and prepare annual budgets and forecasts. Identify market challenges, educate staff and regional manager about competitors and market conditions; develop effective marketing plans. Ensure recurring contract work (unit cleaning, painting, landscaping) is bid out routinely; verify contractor insurance and lien waivers are in compliance; monitor quality and timeliness of performance. Enforce OSHA and safety procedures; conduct routine safety meetings; maintain up-to-date MSDS information. Identify repairs or capital projects with maintenance supervision; ensure curb appeal meets corporate and regional standards; address risk management issues. Read, follow and implement company policies, handbooks, and property guidelines. Qualifications Excellent problem solving, interpersonal and communication skills; strong leadership and supervisory abilities. 2+ years of experience as a Community Manager of 100+ units. Excellent sales skills; ability to read, analyze and interpret general business information; ability to write reports and business correspondence. Ability to calculate figures such as discounts, interest, commissions, proportions, percentages; apply basic math concepts. Ability to solve practical problems and handle a variety of concrete variables in situations with limited standardization. Knowledge of property-level operations software; proficiency with Outlook, Internet software, Excel, and Word. Compensation & Benefits Salary is $105,000-$108,000 annually. We offer a competitive compensation package that includes a 401(k) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location. Regular full-time employees who work between 30-40 hours a week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual.
