COMMERCIAL MAINTENANCE TECHNICIAN

The Commercial Maintenance Technician is responsible for maintaining the integrity and operational efficiency of all building systems while delivering high-quality tenant services. This role performs a wide range of maintenance, repair, and property support functions to ensure commercial properties are well-maintained, safe, and aesthetically appealing.

Essential Functions

· Maintain the operations of assigned commercial properties in accordance with contractual scopes of work.

· Support the Property Manager by coordinating and overseeing contracted work.

· Ensure vendor compliance with insurance and safety requirements.

Qualifications

· Strong communication, organization, and follow-up skills.

· Ability to effectively manage multiple tasks and priorities.

· Minimum of three (3) years of experience in commercial or multi-family facilities maintenance.

· Working knowledge of light HVAC, electrical, plumbing, painting, and carpentry.

· Basic computer proficiency, including iPad operation, internet use, and timekeeping systems.

· Must own basic hand tools and have a reliable vehicle; travel required within a 75-mile radius.

Operations Responsibilities

· Respond promptly to work orders and perform quality repairs, ensuring proper tenant follow-up and satisfaction.

· Conduct routine inspections and ensure the physical and aesthetic conditions of the properties are maintained.

· Assist the Property Manager with contracting, supervising, and documenting tenant improvements, building upgrades, and rehabilitation projects.

· Participate in a 24/7 on-call rotation and respond promptly to after-hours emergencies.

Maintenance Duties

· Perform day-porter tasks and ensure high curb appeal.

· Complete work orders efficiently and in a timely manner.

· Conduct minor electrical repairs (bulbs, ballasts, switches, minor wiring, etc.).

· Maintain all emergency and exit lighting to ensure proper operation at all times.

· Perform minor plumbing tasks including unclogging drains, sinks, toilets, and repairing water fountains.

· Complete minor carpentry tasks including ceiling tile replacement, drywall repairs, door and hardware repairs, and re-keying.

· Perform interior and exterior painting and staining as needed.

· Maintain and repair fencing, gates, and railings.

· Maintain and repair building signage.

· Work with preventative maintenance contractors to support upkeep of building systems such as boilers, hot water heaters, chillers, and other equipment.

· Perform other duties as assigned by the Property Manager.

Administrative Duties

· Accurately record work hours daily.

· Submit mileage reports, receipts, and timesheets in a timely manner.
