Job Summary Responsible for delivering effective, efficient, and timely delivery of the Company’s line of services to multiple customers within an assigned geographic territory. Is provided a company vehicle and tools and travels to a variety of customer sites to maintain commercial properties. Performs preventative, corrective and predictive maintenance, troubleshooting and general service of buildings, equipment and grounds. Conducts “face to face” relationship with Customers to provide quality workmanship and high work standards to maintain a professional working environment. Utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC, and additional skills as needed to solve maintenance problems. We offer employees a competitive salary and benefits package. Essential Duties & Responsibilities Completes preventative maintenance and repairs per work order requirements. Self‑performs the following duties in compliance with company procedures, regulatory requirements and safety standards. Perform minor plumbing maintenance on existing systems such as repair and unclog toilets, urinals, replace and maintain valve assemblies, toilet and faucet fixtures, and repair/maintain sensors for automatic flush kits. Perform routine painting, carpentry work, general maintenance to keep facilities in like‑new condition (e.g., repair a hole in drywall, prep the area, and match the paint to present a uniform, original appearance). Repair and routine maintenance of walls, floors, doors and any painting and touch‑up work to beautify customers’ facilities. Perform minor electrical maintenance as allowed without a license within state law requirements (e.g., repair or replacement of fixtures, wall switches, outlets; replace light bulbs, ballasts, and sockets). Complete service inspections and asset inspections as needed. Fully utilize technology (tablet, smartphone) to: Access and complete work orders including notes on services provided. Create and submit Service Reports and Quality Inspection images. Submit timesheets, expense reports, and purchase card logs. Obtain necessary materials and supplies. Create a positive climate with clients, provide and generate customer satisfaction, and maintain timely and consistent communication with customers and internal support teams. Obtain and complete EFS required safety and compliance training and attend weekly safety meetings. Provide estimates for larger projects and services needed on site for customers. Complete other duties as assigned or required. Qualifications Education (HS Diploma, Under/Graduate Degree, etc.) HS diploma or degree/certification, or equivalent professional experience in landscaping, trades (electrical, HVAC, plumbing, etc.), or specialty floor care, preferred. Business Experience: Two to five years of general maintenance experience, including minor electrical, plumbing, and carpentry; or equivalent combination of training, education, and experience. Background in commercial services highly preferred. Licenses/Certifications: Must possess applicable certifications, licenses, and a valid driver’s license in good standing. Language Skills: Ability to read and comprehend instructions, safety policies, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; present information effectively in individual and small group situations. Technical Qualifications & Skills: Complete assigned work orders in a timely manner and communicate work order status via designated processes; use handheld devices and business systems for document management; comply with all applicable codes, regulations, and company directives related to building operations and safety. Maintain knowledge of OSHA standards and company safety policies. Experience in installation, maintenance, troubleshooting and repair of building mechanical systems, including HVAC, plumbing and electrical systems. Daily local travel between properties. Physical Demands Regularly required to stand, walk, use hands to finger, handle, or feel, reach with hands and arms, stoop, kneel, crouch, or crawl; talk or hear. Frequently required to climb or balance. Regularly lift and/or move up to 25 pounds, frequently up to 50 pounds, and occasionally up to 75 pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Work Environment Regularly exposed to moving mechanical parts and risk of electrical shock. Occasional exposure to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and vibration. Noise level in the work environment is considered normal. Required to drive a company vehicle daily. Work in an environment where safety equipment such as steel‑toe shoes, hearing protection, noise protection, hard hat, eye protection, hand protection, etc. is needed. Follow OSHA guidelines including lock‑out/tag‑out and HAZCOM and all other company and customer‑driven safety initiatives. Hours of work are governed by business volume and contract schedules. Ability to handle stressful situations and remain calm in the face of the customer.
