Asset Manager | SeeKing HR The Tone: This is a full-time role at SeeKing HR, located in Texas. This position is vital for maximizing the value and performance of the company's commercial real estate portfolio. The Asset Manager will oversee property-level operations, capital planning, leasing strategy, and financial performance for both stabilized and development assets. The role requires close collaboration with property management, leasing, development, accounting, and ownership teams to align assets with business plans and investment strategies, and to effectively communicate performance and recommendations to senior leadership and investors. The TL;DR Role: Full Time Type: Full-time Location: In-person, Texas Mission: Maximize the value and performance of the company's commercial real estate portfolio by overseeing property-level operations, capital planning, leasing strategy, and financial performance. Tech Stack: Yardi, Argus Enterprise, MS Excel, PowerPoint, CoStar / CoStar Analytics, MS Office What You'll Actually Do Develop: Develop and execute asset-level business plans aligned with the company's long-term hold strategy. Monitor: Monitor and drive Net Operating Income (NOI) growth by identifying occupancy challenges and revenue enhancement opportunities. Evaluate: Evaluate hold, sell, and refinance decisions for assets using Discounted Cash Flow (DCF), Internal Rate of Return (IRR), and total return analyses. Oversee: Oversee capital expenditure programs, including deferred maintenance and value-add renovation projects, to enhance asset value. Prepare: Prepare investor reporting packages and respond to inquiries from investors and capital partners. The Must-Haves Background: Bachelor's degree (Master's preferred) in Real Estate, Finance, Business Administration, or a related field, demonstrating a strong understanding of commercial real estate operations, financial performance metrics, partnership structures, and waterfall distribution models. Experience: 3+ years of experience in commercial real estate asset management, acquisitions, or portfolio management; experience with multi-property portfolios and ground-up development transitions to stabilized operations. Skills: Advanced proficiency in Yardi and Argus Enterprise; advanced proficiency in MS Excel and PowerPoint; proficient in CoStar / CoStar Analytics and MS Office programs; strong understanding of commercial lease structures (NNN, gross, modified gross); solid understanding of real estate financial analysis including NOI, cap rate, IRR, cash-on-cash and DSCR.
