Property Accountant

Ascendo Resources is currently seeking a Property Leasing Accountant for a full‑time role based in Red Bank, NJ. Salary range is $90,000 to $120,000 with a discretionary bonus. Our client is a well‑established commercial real estate/property management organization. We are seeking a Property Leasing Accountant to oversee lease accounting and related financial operations for its commercial property portfolio. This role manages tenant lease setup, billing, utility billbacks, CAM, commercial lease collections, daily cash receipts, and security deposit reconciliations, ensuring processes are completed accurately, timely, and in accordance with lease terms and company procedures. Key Responsibilities Lease Accounting & Tenant Billing Set up and maintain tenant leases across all assigned commercial properties within the accounting system, including accurate rent schedules, escalations, CAM charges, concessions, and billing details Generate accurate monthly tenant invoices for rent, utilities, parking, storage, and other recurring charges Coordinate utility billback activity with outsourced billing agents; review tenant bills before posting and maintain accurate tenant ledger activity Track CAM, tenant improvement, and operating expense activity; prepare annual CAM reconciliations; allocate expenses based on lease terms (pro rata share, caps, exclusions) Account for lease incentives, including tenant improvement allowances, free rent periods, and landlord-funded buildouts Monitor lease changes and update accounting records for renewals, expansions, downsizes, or early terminations Daily Cash Receipts & Reporting Oversee the daily cash receipt process, ensuring transactions are accurate, complete, and properly recorded Maintain and update daily cash sheets for all operating accounts across all properties Security Deposit Reconciliations Review monthly security deposit reconciliations for accuracy and compliance; investigate and resolve discrepancies Staff Management & Development Supervise and develop an Accounts Receivable Associate and Part-Time Administrative Assistant Provide guidance, training, and support to enhance team performance and capabilities Qualifications Bachelor's degree in Accounting, Finance, Business Administration, or a related field Minimum 5 years of progressive accounting experience, preferably in property management, commercial real estate, or lease accounting Demonstrated experience managing tenant billing, reconciliations, cash receipts, and property-level accounting processes Strong analytical skills, accuracy, and attention to detail Proficiency in financial analysis, reporting, reconciliations, and accounting documentation Experience with property management/accounting software, preferably Yardi Excellent communication and interpersonal skills; ability to work with internal teams, tenants, vendors, and outsourced billing partners Strong organizational skills with the ability to manage multiple deadlines across multiple properties Prior supervisory or team development experience #J-18808-Ljbffr Ascendo Resources
