Affordable Housing Community Manager

Position: Community Manager The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager, including personnel, leasing, maintenance, financial management, administration, and risk management. Key Responsibilities Personnel Management: screen, hire, train, coach, and develop on‑site staff; maintain schedules; address performance issues. Financial Management: achieve net operating income targets, develop budgets, manage deposits and vendor invoices, ensure accurate reporting. Strategic Leasing Management: develop marketing plans, conduct leasing activities, handle resident complaints, and implement retention programs. Administrative & Maintenance Management: maintain accurate reporting, lead emergency response, monitor maintenance service requests, keep property appearance and completion of repairs, oversee construction activities. Qualifications Experience Minimum 2 years in affordable housing programs (e.g., LIHTC, HUD Section 8, USDA R‑4, etc.) Affordable Housing accreditation or related designation is preferred. Education & Certifications High School Diploma or equivalent; bachelor’s degree preferred or four years in the housing industry; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and understanding of on‑site software functions. Knowledge of Fair Housing Laws and OSHA requirements. Physical & Practical Requirements Regular standing, walking, lifting up to 25 lbs; occasional stooping, kneeling, or crawling. Reliable transportation for emergency on‑call duties. Compensation Salary range: $68,640 to $70,720 per year.
