Position Description: The Maintenance Manager, reporting to the Assistant Director of Operations (and indirectly to the Director of Operations), provides leadership and oversight of district-wide maintenance services. This role is responsible for planning, coordinating, and supervising all maintenance staff and programs to ensure district facilities are safe, efficient, and well maintained. The Maintenance Manager collaborates with principals, administrators, contractors, and district leaders to implement preventive maintenance programs, manage facility improvements, and respond to operational emergencies. Key Responsibilities • Lead planning and execution of maintenance operations across school buildings, grounds, and infrastructure. • Recruit, train, supervise, and evaluate all maintenance staff, ensuring high performance, safety, and professional growth. • Manage staffing assignments and scheduling in accordance with union contracts, ensuring adequate coverage for daily operations, special events, and rentals. • Oversee preventive maintenance programs for buildings, equipment, and vehicles, ensuring reliability and safety. • Review, prioritize, and process work orders, allocating resources effectively to resolve issues in a timely manner. • Supervise grounds maintenance and snow removal to ensure safe, accessible facilities year-round. • Develop and improve SOPs, guidelines, and procedures to ensure consistent, high-quality performance across maintenance operations. • Ensure compliance with safety standards and certifications, maintaining a safe working environment for staff and students. • Oversee, monitor, evaluate, and manage all aspects of district construction projects to ensure quality, safety, and compliance with specifications. • Develop, track, and maintain project schedules and budgets, implementing cost-effective management strategies that ensure timely completion, quality standards, and regulatory compliance. • Oversee construction planning and close-out activities, including site assessments, permitting, bid and contract processes, and coordination of occupancy readiness and transition to operations and maintenance teams. • Ensure facilities and construction projects comply with Life Safety Code (NFPA 101) and related safety regulations, coordinating inspections and corrective actions to resolve identified issues. • Serve as liaison between the district, architects, contractors, subcontractors, and consultants to protect district interests and resolve project issues. • Monitor construction budgets, track expenditures, and prepare financial progress reports for leadership and the Board of Education. • Support budget development for building and site maintenance, modifications, equipment, and supplies. • Respond to emergencies 24/7 and provide leadership in crisis or urgent maintenance situations. • Attend Board of Education or administrative meetings and assist the Director of Operations with special projects as needed. • Perform other duties as assigned. Qualifications Required • High School diploma or equivalent. • Minimum of five (5) years of supervisory experience in maintenance operations, including planning and facility management in an educational or institutional setting, as well as supervision and management of large-scale construction projects. • Ability to adhere to applicable Illinois School Code, ISBE regulations, district policies, and state and federal laws. • Ability to maintain confidentiality and manage sensitive information. • Working knowledge of Building Automation Systems (BAS), Computerized Maintenance Management Systems (CMMS), and AutoCAD. • Demonstrated ability to develop SOPs and lead continuous improvement initiatives. • Ability to read and interpret blueprints and provide direction for implementation. • Valid certifications or ability to obtain: Forklift, Power Lift(s), Fall Protection, and Asbestos. • Ability to provide guidance, coaching, and collaborative support to staff to enhance instructional or program effectiveness. • Demonstrated communication, interpersonal, and collaboration skills, with the ability to engage effectively with teachers, staff, parents, students, and diverse individuals and groups across all ages, backgrounds, and educational levels. • Demonstrated organizational and time management skills, including the ability to manage multiple priorities, meet deadlines, and problem-solve effectively in a fast-paced environment. • Availability for 24/7 emergency response. • Valid driver's license, with ability to travel between District sites as required. • Commitment to cultural competence, equity, inclusion, social justice, and the empowerment and well-being of children, families, and communities. Preferred • Hands-on knowledge and/or certification in skilled trades (HVAC, plumbing, electrical, carpentry, etc.). • Experience in educational facility operations and compliance with ISBE, OSHA, and Life Safety regulations. • Experience with public-sector capital projects, including K-12 school district facilities • Certification in OSHA 30-hours Construction Safety training and/or Certified Construction Manager • Experience in diverse, urban school districts. • Bilingual (Spanish/English) or multilingual proficiency.
