Job Summary

The Revenue Management Analyst will support the Analytics team across revenue management and broader analytical initiatives for Reliant Real Estate Management's self-storage portfolio. Reporting to the Senior Revenue Management Analyst, this hands-on role will support ongoing revenue management processes while contributing to analytical projects focused on improving portfolio performance and business decision-making.

This role will assist with pricing and revenue optimization, performance analysis, modeling, reporting, and the development and maintenance of internal analytics tools. The role will also contribute to a variety of projects across the Analytics team, working with complex datasets to identify trends, evaluate opportunities, and develop actionable insights.

The ideal candidate is highly analytical, technically capable, and comfortable working across a variety of business problems. This role will utilize tools including Python, SQL, Power BI, Streamlit, and Excel and will collaborate with Operations, Marketing, Asset Management, and other teams across the organization.

Requirements:

  Essential Duties and Responsibilities

• Revenue Strategy & Analysis :
  • Assist in developing and implementing revenue management and pricing strategies across the portfolio.
  • Monitor and analyze key performance metrics, including occupancy, leasing activity, rental rates, and revenue performance.
  • Analyze facility performance and identify opportunities to improve revenue and occupancy.
• Market Research & Benchmarking :
  • Conduct property-level market research to understand local competition, demand drivers, and pricing benchmarks within target markets.
  • Analyze trends in the self-storage industry, including changes in consumer behavior, economic factors, and supply/demand dynamics.
  • Maintain the competitor rate and market data feeding the pricing tools and provide market-specific insights to the internal teams.
• Collaboration with Cross-Functional Teams :
  • Partner with the Senior Analyst to maintain predictive models, pricing tools, and performance dashboards using Python and SQL.
  • Collaborate with the Operations Team to align pricing and promotional strategies with operational goals and customer experience standards.
  • Collaborate with Marketing Team on pricing, ad-strategy, and website functionality to monitor and optimize digital leasing.
• Tools, Data Management & Reporting :
  • Assist with creation and maintenance of internal analytics applications in Streamlit and Power BI, including the data pipelines behind them, and run data integrity checks to ensure pricing and market data are accurate.
  • Prepare reports for senior leadership, including revenue forecasts, market analysis, and performance summaries.
  • Provide ad hoc analysis and insights to support decision-making across teams.
• Optimization & Forecasting :
  • Assist the Senior Analyst in developing forecasting models to anticipate change in occupancy, pricing, and revenue performance.
  • Continuously refine pricing algorithms and strategies based on performance metrics, customer trends, and competitive analysis.
  • Support the recurring rate management cycle, including data preparation, review of model output, and post-submission auditing.

Education and/or Work Experience Requirements

• Bachelor’s degree in Data Analytics, Statistics, Economics, Finance, Computer Science, or a related field
• 2+ years of experience in an analytics or revenue management role. Self-storage or real estate experience is a plus.
• Working proficiency in Python (including pandas) and SQL, with the ability to write and maintain scripts independently.
• Experience building or maintaining dashboards or data applications in Power BI, Streamlit, Tableau, or similar, plus advanced Excel. Familiarity with Veritec, SiteLink, or StorTrack is a plus.
• Strong analytical and problem-solving skills, with the ability to interpret data and provide actionable insights.
• Excellent written and verbal communication skills, with experience collaborating across teams.
• Ability to manage multiple priorities and meet deadlines in a fast-paced environment.

• Ability to perform essential job functions consistent with ADA, FMLA, and other federal, state, and local standards.
• Must be able to talk, listen, and speak clearly on the phone.
• Must be able to lift and carry up to 15 lbs.
• Occasional travel may be required to visit self-storage facilities or attend industry conferences.
