Adhere to all Fair Housing laws. Operate the office in a professional, clean, uncluttered and well‑staffed manner. Maintain office and resident files (paper and online) securely using the Morgan standard. Supervise the Office Team Members. Supervise, with the assistance of the Lead Maintenance, the Service Team Members. Create and maintain excellent resident relations Promptly attend to and resolve resident comments, concerns and/or complaints. Ensure all Team Members are professional and friendly to residents while following the non‑fraternization standard. Create and manage a resident renewal program. Develop community sense among residents. Supervise the service team Meet daily with Lead Maintenance. Monitor completion of all service requests. Direct Lead Maintenance on scheduling projects (e.g., filter change, power washing). Perform required annual inspections mandated by city, county or state. Maintain necessary permits (pool, spa, elevator, sign). Maintain financial responsibilities Adhere to the community budget and report variances. Prepare monthly financials as directed by the Regional Property Manager. Provide additional financial information to owners and senior management. Assess move‑out conditions to prepare final account statements. Submit annual budget data to the Regional Property Manager. Manage accounts payable processing. Manage rental collection Collect rent per lease contract and deposit checks (or scan checks) to resident ledgers. Ensure compliance with community policies and lease agreements. Handle legal notices (late notices, eviction, court hearings). Personnel issues Recruit, interview, hire, counsel, promote and terminate Team Members with HR and senior management. Monitor daily work and professional growth of all Team Members. Schedule and track vacation, holidays, and sick time. Ensure dress code compliance. Conduct annual performance reviews. Ensure training completion. Marketing of the community Drive qualified traffic to the community. Understand the local market and sub‑market trends. Propose marketing ideas to achieve budget goals. Perform all essential job functions in the Assistant Manager and Leasing Consultant roles as needed. Non‑Essential Job Functions Other tasks as assigned by your supervisor that are not listed as essential job functions. Physical Requirements Will need to be on feet 33% to 100% of the time. Will need to perform activities such as bending, stooping, squatting, kneeling and routine office duties (e.g., filing, lifting lightweight items). May need to lift or carry weights up to 50 lbs with assistance. Occasional lifting of 10‑25 lbs and frequent lifting of less than 10 lbs may be required. Vision Requirements Constant need to read and review reports and view computer screens. Frequent need to see small details. Frequent need to see objects beyond arm’s reach. Hearing, Speaking and Written Requirements Constant need to receive and give instructions and communicate via telephone and in person. Constant need to communicate in writing to residents, staff, vendors, corporate and prospects. Ability to read, write and understand English. Driving Requirements Frequent need to use personal transportation for business purposes. Occasional need for after‑hour emergencies. Must have a valid driver’s license, insurance and vehicle registration. Capability to work indoors and outdoors in various weather conditions. Exposure to paint fumes, solvents and adhesives may require personal protective equipment. Qualifications Education High School diploma or equivalent (required). Associate’s degree or higher (preferred). Bachelor’s degree or higher (preferred). Experience Minimum 3 years as a residential Community Manager, preferably on 300+ units. Proven experience in customer service, marketing, and intermediate mathematics. Preferred experience in lease‑up, Public Facility Corporations (PFC) housing model and Entrata. Licenses & Certifications Certified Apartment Manager (preferred). Acred Residential Manager (preferred).
