Assistant Property Manager

Department Summary The UCLA Asset Management Department provides full‑service property management for University‑owned high‑rise office buildings in Westwood (eight buildings containing 2 M SF, occupied by 150 mainly University tenants, generating $30 M of rental income) and limited‑service management to 90 other University‑owned properties. Departmental services include: day‑to‑day building operations, repairs, maintenance, janitorial, security, safety, parking, tenant relations; financial management—rent collection, accounting, budgeting, property tax administration, real‑estate valuations; leasing and lease administration; construction management—tenant improvements, major maintenance, capital improvements; and contracts management—construction contracts and professional services agreements. Actual salary offers consider budget, prior experience, skills, knowledge, abilities, education, licensure, certifications, and other business considerations. Qualifications Minimum 3 years of commercial property management (Required) Knowledge of commercial property management, including building operations, tenant relations, leasing, contract services, small tenant‑improvement construction projects, financial statement analysis, budget preparation and variance analysis (Required) Experience in accounting, collections, cash handling, internal controls, and preparing detailed property budgets (Required) Analytical skills to organize technical data, draw conclusions, recommend solutions, and perform required mathematical computations (Required) Proficiency in financial and business analytical techniques; ability to create spreadsheets for calculations, tabulations, and projections, and to communicate results clearly (Required) Availability to be on call for building emergencies on weeknights, weekends, and holidays (Required) Ability to read, analyze, interpret leases, lease correspondence, lease‑related calculations, maintenance contracts and professional service contracts (Required) Intermediate written communication skills to prepare clear, concise correspondence and reports (Required) Clear, distinct speaking skills for telephone and in‑person communication, and for oral presentations to persuade or inform (Required) Negotiation skills and basic lease negotiation tactics (Required) Ability to examine building operations, administrative procedures, and develop streamlined procedures (Required) Intermediate proficiency in Microsoft Office (Outlook, Word, Excel) and Internet search tools (Required) Intermediate proficiency in Yardi property management software (Preferred) Education, Licenses, Certifications & Personal Affiliations Bachelor's degree in Real Estate or equivalent combination of education and experience (Required) Special Conditions for Employment Background check: continued employment contingent upon satisfactory background investigation Live Scan background check must be completed prior to employment Age requirement: 18 years or older Schedule 8 a.m. – 5 p.m. Union/Policy Covered CX‑Clerical & Allied Services #J-18808-Ljbffr University of California - Los Angeles (UCLA)
