Operations Manager - Residential Construction

Compensation: $60,000–$80,000 annually, commensurate with experience

About the Role

BDR Homes and BDR Renovations specialize in custom home building and high-end renovations throughout Northern Virginia.

We are seeking an Operations Manager to serve as the connective point between our design, estimating, field, and trade partner teams. This position is responsible for keeping projects organized, tracking critical details, following up on outstanding items, and making sure projects continue moving forward.

This is a desk-and-systems role for someone who is highly organized, detail-oriented, proactive, and comfortable managing multiple open items at once.

Key Responsibilities

• Track permits, plan reviews, inspections, approvals, and project next steps across active projects.
• Monitor jurisdiction portals, including Arlington County, City of Alexandria, Fairfax County, and others as needed.
• Maintain permit, utility, bid, and selection trackers.
• Build and issue complete subcontractor bid packages through BuilderTrend.
• Track bid returns, follow up with trade partners, and identify gaps or discrepancies.
• Coordinate subcontractor and vendor communication.
• Maintain current certificates of insurance, W-9s, and Virginia contractor licenses.
• Coordinate selections, vendor portfolios, plans, and specifications.
• Keep project information consistent and organized across BuilderTrend and Google Drive.
• Own the company's BuilderTrend setup, templates, model and option libraries, permissions, and data hygiene.
• Maintain Google Drive structures and Google Sheets trackers.
• Document processes and help train team members on updated procedures.
• Communicate with clients, designers, subcontractors, vendors, and internal team members.
• Escalate project blockers quickly and coordinate the appropriate people to resolve them.

What We're Looking For

• 3+ years of residential construction experience in operations, project coordination, or project management.
• Working knowledge of Northern Virginia permitting and zoning processes.
• Strong Google Sheets skills, including formulas, filtering, and cross-sheet references.
• Ability to read plans and specifications well enough to assemble complete bid packages.
• Excellent organization and attention to detail.
• Strong written communication skills.
• Proactive follow-up skills and the ability to consistently close open items.
• Ability to manage multiple projects and priorities without losing track of details.

Preferred Qualifications

• Hands-on BuilderTrend experience.
• Experience with Procore, CoConstruct, or a comparable construction management platform.
• Experience managing a subcontractor bidding process from scope through award.
• Experience with a local or regional builder in the Northern Virginia market.
• Exposure to estimating, selections, or design coordination.

What Success Looks Like

Within the first 30 days, active projects should have clear daily tracking, with permit and approval statuses kept current.

Within 60 days, you should be able to manage the bid process from beginning to end on at least one project with limited oversight.

Within 90 days, subcontractor compliance records should be current, BuilderTrend systems and libraries should be organized and accurate, and ownership should no longer need to chase project status.
