Leasing Manager

The purpose of the Leasing Manager is to lease apartments, retain residents through customer service, and handle administrative and financial responsibilities for the assigned community. The Leasing Manager will also train, manage, and coach a team of leasing professionals. Primary Functions Leasing Responsibilities Manage leasing professionals to ensure procedures are followed daily and train new team members. Set availability guidelines and review leasing follow‑up weekly. Provide weekly reports to management on traffic, leases, and competitive market data. Resolve leasing issues with apartments, applicants, and residents. Coordinate resident renewals and act as liaison between management and leasing staff for rental rates and updates. Answer incoming phone calls from prospects in a professional manner and follow‑up on messages. Conduct daily visual inspections of the property to maintain cleanliness and appearance. Lease apartments to qualified prospects and schedule move‑ins to minimize rent loss. Escort future residents to apartment units and amenity areas. Drive a golf cart or walk with prospects as needed. Prepare and submit lease paperwork for verification and approval. Submit traffic and phone recap weekly to the Community Director. Follow up with each visitor within 24 hours via phone call and send a personal note/E‑mail within seven days. Complete any other projects or assignments given by the Community Director or Regional Director. Marketing Perform marketing outreach to area businesses and large companies. Attend Chamber and area functions on behalf of the community. Assist in the development of marketing materials. Obtain approval for ordering marketing supplies/giveaways and develop corporate relationships. Update community website with rental rate changes and perform bi‑weekly market surveys. Assist management/owners with special marketing projects. Customer Service Responsibilities Communicate clearly with residents, both verbally and in writing. Listen to and resolve resident requests and complaints calmly. Deliver flowers, newsletters, and other correspondence to residents’ apartments as needed. Coordinate, set up, attend, and clean up after resident functions. Use negotiation tactics to retain residents and renew lease terms. Prepare monthly community newsletters and calendars for residents. General Office/Administrative Responsibilities Coordinate leasing professionals’ schedules for Saturday work and general office duties. Contact the Community Director or Regional Director promptly regarding emergencies. Conduct move‑in, move‑out, and turnkey inspections and follow up on concerns. Maintain key closet procedures and secure access to the property. Receive and acknowledge resident notices and prepare files. Adhere to dress code and ensure the leasing team’s uniform compliance. Assist in lease renewal procedures by completing renewal printouts and submitting them for approval. Contact residents by phone up to 75 days before the end of their term and send renewal letters if they cannot be reached. Type new leases and follow up on promises made at renewal time. Assemble move‑in packages, keep filing current, and operate the office alarm system. Deliver thorough move‑in presentations to new residents. Calculate daily rent, prorate charges, handle late fees, and process maintenance requests. Qualifications 3years or more of experience in leasing or a related field. Strong organizational and verbal communication skills. Excellent customer service orientation and assertive attitude. Ability to maintain a professional image and effectively “close” a sale. Ability to manage and coach a team of leasing professionals. Valid driver’s license and ability to pass drug screening. Bilingual in Korean and/or Spanish preferred. Proficiency with leasing platforms (Knock, OneSite, AIRM) and Microsoft Office. Knowledge of leasing to prospective residents and current residents. Reports To Community Director and Assistant Community Director. Job Classification Non‑exempt. Paid coefficient overtime for all hours worked over 40 each week.
