Maintenance Assistant

Description This is a Full time position that reports directly to the Regional Property Manager. The job includes, but is not limited to, janitorial tasks, preventative maintenance, repairs, and apartment turnovers. As a part of the on-site team, you will ensure a high standard of cleanliness, customer service, and a hazard free environment.

ESSENTIAL FUNCTIONS:

Completes work orders in a timely and accurate manner. Cleans up after work is complete. Assists Maintenance Technician with repairs on the property, including painting, carpentry or wall repair, and minor plumbing, electrical, air conditioning, heating, etc. Assists with cleaning of units during turnover process as directed by the Regional Property Manager. Maintains grounds and common areas, including lawns and flowerbeds, shrubbery, parking areas, trash pickup. Provides on-call maintenance service as directed by the Area Manager. Responds to emergencies as instructed and completes incident/accident reports related to emergency or incident. Maintains property maintenance logs and inventory of supplies and equipment. Advises the Regional Property Manager on the overall condition of the property. Complete Purchase Order for Request, code invoices in a timely and accurate manor for approval. Ability to take direction from the supervisor Ability to use a computer for web access, word documents, and excel spreadsheets Ability to read, write, do basic math and follow instructions Ability to lift, push, pull, climb, and extensive walking. Ability to work in a collaborative manner, as a part of the site team Ability to relate professionally with vendors, residents and co-workers Ability to communicate effectively with people from diverse backgrounds Ability to use maintenance, trade and testing equipment and tools Ability to commit to the mission and values of the company Ability to be flexible to change work plans Ability to work long hours out in harsh weather conditions. Ability to tediously chip ice on sidewalks. Ability to operate snow equipment. Ability to maintain a professional personal appearance Ability to drive a car (and a valid driver’s license) in order to run errands etc. Ability to work within a budget

EXPERIENCE REQUIREMENTS:

1 year or more in maintenance work required.

EDUCATION REQUIREMENTS:

High School degree or equivalent.

Negligible for running errands and traveling between properties as needed.

Sensory: Frequently required to read fine print on plans, regulatory documents, maintenance coding, and instructions. Must be able to distinguish normal sounds with some background noise to answer pages, phones, etc. Must be able to speak clearly, hear and understand others using the English language. Cognitive: Frequently required to concentrate on moderate detail with moderate interruption. Must be able to attend to a task/function for more than 60 minutes at a time. Must be able to understand and relate to specific ideas several at a time and remember multiple tasks/assignments given to self and others over a period of several days. Environmental Conditions: Frequent exposure to seasonal conditions in outside weather. Occasional exposure to grease, oil, chemicals, toxins or poisonous materials, dust, loud noises, high humidity, and electrical or mechanical hazards. Equipment: Frequently required to operate power carpentry tools, lawnmower and other garden tools, snowblower, cleaning equipment, or paint sprayer; the list goes on and is not exhaustive.
