Facilities Technician II

Position Summary The Facilities Technician II position provides building and campus maintenance services, including preventative and predictive repairs. The role requires occasional supervision and refers questionable matters to Tech III and/or supervisor. The candidate must have all the requirements of a Facilities Technician I and should be proficient in general maintenance under moderate supervision. Essential Duties and Responsibilities Prioritizes campus-wide preventative maintenance and predictive repairs. Works exclusively through the work order time, material, and asset tracking system. Maintains all tools and equipment used in maintenance tasks. Is responsible for keeping work, equipment, and construction areas clean and organized. Works in a team or independently on projects related to established priorities. Builds diagnostic-level understanding of building systems and equipment. Is familiar with building system points of entry, shut off, and emergency response locations. Works with and provides access to vendors for various trades. Is an active participant in safety tasks and incident responses within the facilities area of expertise. Adheres to strict safety standards. Removes snow in response to snow events. Trade or Discipline Expected Carpentry/Paint: Walls, doors, trim, flooring. Electrical/Lighting: System Furniture, Electrical system PM, Light replacement. Mechanical: Level 3 diagnostics and repair, system PM schedules. Landscape/Irrigation: Ongoing plant and yard care, irrigation system management and repair IoT Systems: HVAC, Lighting, Fire Alarm, Irrigation system coordination, programming, and diagnostics. Plumbing: Leak resolution, fixture replacement, new work planning. Other Duties and Responsibilities Acts as a driver for Focus equipment such as trucks, tractors, plows, carts, and front loader. Operates forklifts and pallet jacks in warehouse and office environment. Operates small and large equipment and tools. Performs other duties as assigned. Managerial Breadth/Scope of Job None. Working Environment and Physical Requirements Must be able to pass a Post Offer Prehire Physical exam. Must be able to carry up to 70 lbs and lift up to 70 lbs. Must be able to push/pull up to 50 lbs. Must be able to walk 6 hours/day. Requires repetitive tasks/motions and good eye-hand-foot coordination, good manual dexterity, and ability to distinguish colors. Must be able to hear alarms, phone, tape recorder, or normal speaking voice. Frequently requires climbing, bending, kneeling, squatting, crawling, crouching, balancing, and reaching above the head. Exposure to dust, fumes, and temperature extremes. Job Qualifications and Requirements Character/Spiritual: Demonstrates Christ-like attitudes and adheres to company’s faith and moral conduct statements. Personal Characteristics: Detail oriented, strong mechanical aptitude, even temperament for high-pressure environment. Knowledge/Experience: High school or equivalent plus construction trade school; 2-4 years of experience in building maintenance or a building trade. Skills, Abilities, and Talents: Ability to read construction blueprints and understand specifications; ACAD a plus; welding skills a plus; diagnose, research and repair systems; establish rapport with other departments; work independently; operate construction trades power and hand tools; occasionally operate heavy equipment such as forklifts, tractors, large trucks. Pay Range $18.65 to $21.99 per hour.
