Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role includes managing delinquency and rent collection to optimize the property's cash flow, overseeing all phases of operations—including personnel, leasing, maintenance, financial and administrative functions—in the absence of the Community Manager, and supervising property staff to ensure compliance with company policies, safety, fair housing guidelines and liability concerns. Essential Duties & Responsibilities Financial Management Post all payments and income from applicants, current and non‑current residents accurately, timely, and efficiently. Process and reconcile daily account receivables. Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions. Post all charges to resident accounts, including bill‑back of utilities where applicable. Perform end‑of‑month closing procedures and reporting. Maintain accurate records and audit resident files for accuracy. Walk units and record move‑out charges, statements and security deposit refunds. Personnel Management Maintain regular onsite attendance. Screen, hire, train, coach and develop onsite staff using consistent techniques and company directives. Deliver ongoing training, coaching, counseling and guidance to ensure staff effectiveness and compliance with training benchmarks. Promote harmony and high quality job performance through support and effective leadership. Ensure staff compliance with company policies and procedures. Lead strategic leasing management, ensuring efficient leasing techniques, proper documentation and accurate reporting. Implement marketing strategies and systems as outlined in the annual marketing plan. Handle resident complaints, concerns and requests to maintain resident satisfaction. Create and implement resident retention programs, such as resident functions, promotions and newsletters. Show, lease and move in prospective residents effectively. Administrative Management Provide excellent customer service and monitor service‑request turnaround and responsiveness of maintenance staff. Maintain property appearance, ensuring repairs are completed on time (requires regular inspections and tours). Assist in supervising all business functions related to operations. Plan resource, equipment and supply usage economically, including vendor bidding, pricing and addressing inadequate service. Education / Experience High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience. Ability to understand and perform all onsite software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular standing or sitting for prolonged periods, communicating with others, repeating motions involving wrists, hands and fingers. Frequent movement between work sites to accomplish tasks. Occasional ascent/descent of ladders, stairs, scaffolding, ramps, step stools; operation of machinery or power tools, motor vehicles or golf carts; lifting and placing objects up to 25 lbs; working in tight, confined or overhead spaces; working in outdoor environments with precipitation or wind. Ability to work overtime, weekends, night hours (emergencies), small or enclosed spaces, flat or non‑flat terrain, extreme temperatures, and exposure to hazardous chemicals. Compensation Salary Range: $23 per hour to $25 per hour. Compensation is determined by skill set, training, certifications and relevant experience.
