Facilities Maintenance Director

Position Summary:

The Facilities Maintenance Director is a senior, field-focused leadership position responsible for overseeing the condition, cleanliness, functionality, and readiness of SeaFlower Community Association's common areas, amenities, and infrastructure during active developer-controlled construction phases.


SeaFlower is a large, master-planned community being built in multiple phases, with anticipated full build-out of approximately 4,000 homes. While the Developer retains responsibility for design and construction, this role is critical to protecting the Association's interests by conducting rigorous site inspections, monitoring compliance with approved plans, and holding all parties accountable for quality, cleanliness, and workmanship.


This position works collaboratively and as a peer with the Community Association Manager (CAM) and the Art of Living Director as part of an integrated leadership team. The role is intentionally structured to move away from a rigid hierarchy and instead emphasizes shared responsibility, operational crossover, and mutual accountability, ensuring continuity of service and strong community oversight.


This is a field-first position. The Facilities Maintenance Director is expected to spend the majority of their time in the community-walking sites, conducting inspections, observing conditions firsthand, and engaging directly with representatives and vendors-rather than working from an office environment. This role serves as the Association's "eyes in the community."


Pay Range: $70,000 - $80,000 annually, depending on experience

Essential Job Functions:

Field Oversight & Site Inspections (Primary Focus):

• Conducts frequent, detailed inspections throughout the community to monitor cleanliness, safety, workmanship, and adherence to approved plans and standards.
• Serves as the primary on-site representative for Association-controlled common areas, amenity centers, lakes, walking trails, landscaped areas, and infrastructure as they are constructed and turned over.
• Identifies deficiencies, deviations, incomplete work, and maintenance concerns; documents findings clearly through written reports, photographs, and punch lists.
• Exercises independent judgment and maintains consistent, high standards; not easily influenced or persuaded to overlook deficiencies or accept incomplete, non-compliant, or substandard work, even under pressure or tight timelines.

Builder & Vendor Coordination:

• Meets regularly with builder representatives and contracted vendors to review work, address deficiencies, and establish corrective action timelines.
• Conducts and coordinates landscape turnover inspections and follow-up reviews to ensure work meets Association standards prior to acceptance.
• Ensures standards are enforced consistently and professionally throughout all phases of development.

Community Maintenance & Standards Oversight:

• Ensures common areas remain clean, safe, functional, and presentable despite ongoing construction activity.
• Oversees preventive maintenance and routine upkeep of Association-controlled facilities and amenities as they come online.
• Monitors lakes, irrigation systems, walking trails, signage, and amenity facilities to proactively identify issues before they escalate.

Collaboration & Cross-Functional Leadership:

• Works collaboratively with the Community Association Manager and Art of Living Director, sharing leadership responsibility and providing operational coverage as needed.
• Supports covenant compliance efforts and community-wide inspections; assists with violation inspections when licensed as a CAM to promote efficiency and consistency.
• Communicates inspection findings and operational needs clearly to management and staff to ensure timely resolution.

Documentation, Reporting & Communication:

• Prepares inspection summaries, reports, Board agenda items, and operational updates related to site conditions, turnovers, and maintenance readiness.
• Participates in Board meetings, workshops, and internal planning sessions to provide field insight and recommendations.
• Responds to inquiries from residents, staff, Board members, and external stakeholders related to common area conditions and maintenance concerns.

Personnel & Operational Support:

• Assists with interviewing, training, supervising, and evaluating maintenance personnel as assigned.
• Supports the development of policies, procedures, and best practices that address community needs and operational efficiency.
• Performs related duties as assigned to ensure effective community operations, including cross-coverage during peak periods or staff absences.

Qualifications:

Education / Certifications:

• Trade school certifications, continuing education, or a Bachelor's degree in a related field preferred.
• Florida CAM license strongly preferred but not required. A CAM license is considered ideal to support inspections, compliance efforts, and collaborative leadership.

Experience / Knowledge:

• Minimum of five (5) years of progressively responsible experience in facilities maintenance, construction oversight, inspections, or related operational roles.
• Demonstrated experience working in active construction or phased development environments.
• Knowledge of applicable codes, standards, regulations, and best practices related to community maintenance and site oversight.
• Strong attention to detail and ability to identify issues others may overlook.

• Comfortable working independently in the field across a large community.
• Confident, observant, and assertive without being confrontational.
• Strong organizational, documentation, and communication skills.
• Proficient with Microsoft Excel, Word, and PowerPoint; able to prepare clear written reports and summaries.
• Values collaboration over hierarchy and understands shared responsibility within a leadership team.

Physical Requirements:

• While performing the duties of this position, the employee is regularly required to stand, walk, talk, hear, reach, and use hands and fingers.
• The employee may occasionally be required to climb, balance, stoop, kneel, crouch, and lift up to 50 pounds.
• Vision abilities include close, distance, peripheral, and depth perception.
• Operation of a motor vehicle may be required.

• Community facilities operate year-round.
• Work hours may vary based on operational needs, inspections, emergencies, and project demands.
