Your duties will include maintaining budgeted expenses, assign and schedule repairs and apartment turns, and develop maintenance procedures. Our ideal candidate will demonstrate a good understanding of daily maintenance operations, as well as, outstanding written and verbal communication skills. PRINCIPLE DUTIES: Perform general and higher-level maintenance service, such as plumbing, electrical, carpentry, appliance repairs, HVAC, etc. Oversee and maintain effective make ready/ turns process. Manage budgets and approval of expenses. Handle emergencies occurring at property level and lock-out procedures related to evictions. Respond to resident service requests within a timely manner. Be available to work on an on-call basis, including weekends and nights (with on-call bonus pay). Participate in preventative maintenance to include pool, exterior lighting, filter changes and apartment inspections. Care, maintain, and manage inventory of all supplies and equipment owned by the property and/or the management company. Train and supervise employees of the maintenance department. Negotiate contracts with outside vendors for execution of maintenance work. Ensure operational efficiency of all property-related equipment machines and mechanical systems through timely inspection and repair. Identify and implement proactive maintenance strategies that ensure efficient daily operations. Lead the maintenance team under supervision of the community manager. Requirements Minimum three years maintenance experience in the multifamily industry. Minimum of 2 years supervisory experience. Refrigeration certification (type 2 or universal). Valid driver’s license and dependable transportation. CPO certification. Knowledge of OneSite preferred. Proficient in problem solving, trouble shooting, and conflict resolution. PHYSICAL REQUIREMENTS / WORKING CONDITIONS: Use various hand tools and test equipment. Bend, stoop, and kneel for extended periods of time. Move objects: Lift, carry, push, pull, or otherwise move objects that weigh up to 100 lbs. Prolonged periods standing and walking in the elements (Snow Removal during winter is required based on weather conditions and property needs) Make ordinary apartment homes spectacular.
