This role fixes surface damage and applies protective and decorative coatings that keep the community looking its best. The Maintenance Painter sets the tone for curb appeal, both inside and out. The appearance of the community's exterior and interior common areas directly affects whether it's a desirable home for current and future residents.Things You Will DoPrepare surfaces for painting by cleaning, sanding, scraping, wire-brushing walls, patching, and priming as needed.Apply paint, stain, and protective or decorative coatings to interior and exterior surfaces, including walls, doors, trim, railings, and common areasIdentify and repair surface damage such as cracks, holes, water stains, and peeling or chipped paintCover furniture, floors, and trim with drop cloths, and remove switch plates or fixtures to prevent damage.Maintain a consistent, high-quality finish across buildings to support curb appeal and resident satisfactionPerform basic facility upkeep and minor repairs assignedKeep building interiors and exteriors clean, safe, and functionalMaintain painting equipment, tools, and supplies, and keep an accurate inventory of materialsCoordinate with the maintenance team and community management on scheduling and prioritiesRespond promptly to work orders related to painting and surface repair and respond to resident work orders with a customer-first attitude.SafetyFollow safety protocols when working with paints, solvents, and equipment, including ladders and liftsWear protective safety gear, follow hazardous material disposal rules, and clean the work area after finishing tasks.Be mindful of the condition of the community and initiate action to correct unsafe conditions.Think safety first and ensure that unsafe conditions are corrected promptly.Report major repairs and needs to the maintenance supervisor and property manager.Schedule and perform routine preventive maintenance.Customer ServiceProvide outstanding and proven customer service to residents and future residents.Inspect and help coordinate all repairs and services.Help your team anticipate problems that residents might have before they even occur.Perform additional duties as assigned by the Maintenance Supervisor or Community Manager.Things You Will NeedYou must have a valid driver's license.Must be able to work on-site five days a week; this role is not remote or hybrid eligibleHigh School diploma or equivalent.Willingness to work a flexible work week, including weekends, holidays, overtime, and on-call hours.Sharp professional appearance.Must be able to walk the property, which includes climbing stairs.Must be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, and carry supplies.Stand for extended periods of time.May be required to lift to 50 pounds without assistance.Travel up to 10% or rarely.SkillsGeneral knowledge of all things pertaining to property maintenance.Skilled in the proper use, application, and clean-up of paint and suppliesFamiliarity with various coating types (latex, epoxy, enamel) and safe operation of hand and power tools.Have a steady hand, good eyesight, and dexterity when using painting tools and machinery.Able to multitask and meet deadlines.Knowledge of pertinent laws, including EPA and OSHA regulations.South Oxford Management is proud to provide training and licensing opportunities for experienced individuals ready to take the next step.What We Will Provide You$21 to $23 per hour.Medical/RxDentalVisionEmployer Paid Life/AD&DVoluntary Life/AD&DShort Term DisabilityLong Term DisabilityEmployee Assistance ProgramAccident PlanHospital Indemnity PlanCritical Illness PlanLegal/ID Theft ProtectionPet Insurance401(k) Retirement w/ Match + Immediate VestingPaid Holidays and Time Off (3+ weeks)Rent Discount (30%)Tuition Reimbursement ($2,000/year)Paid Parental Leave (4 weeks)Employee Referral BonusEmployee Rewards and RecognitionYou're exceptional.
