Assistant Property Manager

Assistant Property Manager - Multifamily Portfolio BlackStar Capital is currently seeking a Assistant Property Manager to become part of our fast-paced, collaborative team! We are seeking a fiercely loyal, hard-working, long term partner to help set up and manage a portfolio of 200+ units across 7 buildings to begin. This individual will be responsible for property operations; including management, budgeting, leasing, compliance, and tenant relations. They will also play a key role in designing and maintaining processes to maintain the highest standards of excellence in property management.This is a tremendous opportunity to advance the future of a unique organization in its hyper-growth phase! Based in Chestnut Hill, Massachusetts, our capable team creates real value by executing a diligent, research-based approach to our portfolio of properties. We achieve consistent returns and provide a tailored partnership experience while growing long standing relationships. Key Responsibilities: Property Management Develop, monitor and oversee all management related programs, policies, plans, rules, regulations, contracts and agreements. Prepare weekly operation reports Establish property work plans and develop courses of action. Respond to questions and complaints from tenants and the public. Investigate complaints, disturbances, violations and resolve problems. Ensure all agency regulation compliance and deadlines for documentation. Input vendor invoices into PM system and cash receipt batches. Establish and maintain service agreements and current certificates of insurance from vendors. Monitor and ensure execution of all aspects of site safety, accident and insurance reporting and emergency and media training. Manage all required site and unit inspections. Leasing Supervise the leasing process, broker engagement, income certifications/recertifications, and any agency billing. Market units to prospects, guests, etc. Oversee move-ins/outs, security deposits, transfers, rent changes and keys and access cards input into property management software. Oversee or handle evictions as required. Skills & Qualifications: Bachelor's Degree in Business, Accounting, or Real Estate (preferred) 1-3 Years of multifamily property management experience for direct ownership Advanced skills in Appfolio Property management software and Microsoft Suite Excellent verbal and written communication skills Self motivated, highly detailed-oriented, and flexible Strong knowledge of multi-unit housing management, budgeting, and housing agency regulations Strong Familiarity with Boston & Its Distinct Neighborhoods Experience in a Competitive Background strongly preferred (i.e. Athletics, Military) Working Conditions: Ability to physically inspect the property in its entirety to include walking/climbing stairs, and ability to withstand all weather conditions. Must respond to ‘after hours’ emergencies. Must possess and maintain a vehicle and valid driver’s license with an insurable driving record history to obtain and maintain employment.
