Job Description This role manages the day‑to‑day operations of an assigned property, including leading the team, overseeing daily activities, and allocating resources to meet budgeted financial and operational goals. The Community Manager ensures compliance with company policies, Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other applicable laws governing multi‑family housing operations. Property Type: Garden Stage: Lease Up Unit Count: 252 Schedule: Monday–Friday plus rotating weekends Job Requirements Provide input into the development of property budgets by analyzing financial statements, reviewing marketing data, and assessing operational reports to forecast performance patterns. Achieve target revenues by setting rent rates, ensuring timely collection and posting of rents and fees, making bank deposits, and preparing monthly financial status reports. Approve vendor invoices by reconciling work performed or products purchased, confirming certificates of insurance, coding charges to the appropriate Chart of Accounts, and coordinating with vendors, accounting, and the client/owner. Control expenditures by staying within the approved budget and managing the petty cash fund. Oversee lease enforcement: approve resident applications, discounts, and renewal leases, conduct periodic apartment inspections, follow notice requirements, evict residents, and collect late fees and other permissible charges. Gather and analyze market and economic trends, implementing short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding promptly to complaints, questions, and requests, and ensuring maintenance staff meets company service standards. Conduct regular property inspections and take corrective actions to maintain safety, cleanliness, and overall appearance. Supervise staff: interview, hire, orient, train employees, and manage performance according to company policies and practices. Assist in client/owner relations by meeting with owners, conducting property tours, providing performance updates, and responding to owner requests. Complete accounting, financial, administrative, and other reports; perform additional duties as assigned. For California only: manage lease processes using the California Lease File Checklist to ensure complete, compliant, and consistently organized lease documents. Basic Knowledge & Qualifications Preferred bachelor’s degree in Business Management, Real Estate, or related field. 4‑6 years of relevant experience demonstrating property management, sales, marketing, and customer service expertise sufficient to manage the day‑to‑day operation of an apartment community. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, able to work independently, as a leader, and as a collaborative team member. Specialized Skills Hold all licenses and/or certifications required by state and local jurisdictions. Possess a valid driver’s license to operate a golf cart on the property, and ensure on‑site staff with golf cart access also have valid licenses. Proficiency with Internet, word processing, spreadsheet, and database programs to complete reports and employment documents. Strong proficiency in property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists. Travel / Physical Demands Work in an office environment with frequent exposure to outdoor elements; must physically access all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry, or maneuver weights of up to 20 pounds independently and 50 pounds with assistance. Routine local travel may be required for bank deposits, training classes, outreach events, or other duties. Salary range: $85,000 – $90,000 Additional Compensation Corporate Positions: eligible to participate in a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions: eligible to participate in weekly, monthly, and/or quarterly bonus programs.
