PeakMade Real Estate is hiring a Property Manager for its student housing community in West Lafayette, Indiana, home to Purdue University, a large and historically stable enrollment market. What This Role Demands This is a full-scope property management position. You'll own NOI performance, which means you need to read a financial statement, spot a trend in delinquency or expense variance, and adjust strategy before a small problem compounds across a quarter. Budget development is annual, but the financial work is continuous: reconciling rent collections, preparing operational reports for your Regional Manager, and keeping ownership informed with accurate, timely data. On the leasing side, you'll direct the sales and marketing plan with the goal of maximizing occupancy and rental income. Student housing leasing cycles are front-loaded, so understanding where you stand against prior year velocity and what competitors are offering in concessions matters enormously. You'll also own the turn process completely. In student housing, a well-run turn is one of the clearest tests of operational competence, coordinating make-ready schedules across hundreds of units inside a window of a few weeks. Personnel management is central here. You'll recruit, train, coach, and evaluate an on-site team, and you'll handle the full documentation cycle from performance reviews through corrective action when necessary. The expectation is that your leasing staff understands the competitive market as well as you do. Four or more years of property management experience required Two or more years specifically in student housing management preferred Demonstrated ability across financial reporting, people management, leasing, and resident relations Proficiency in property management software; Entrata experience is strongly preferred Full-time, on-site presence is required for this role High school diploma required; college degree preferred What This Role Builds Strong candidates coming into this position already know how to read a T-12 and hold a team accountable.
