Property Controller – Midtown Commercial Office – $200k-$230k This is an opportunity to step into a highly visible, strategic Property Controller role within a well-established and fast-moving commercial real estate firm in Manhattan. As a key member of a collaborative, hands‑on accounting team, you will play an integral role in shaping financial operations while partnering closely with executive leadership and ownership on both day-to-day execution and long-term business strategy. This role is ideal for someone who enjoys being deeply embedded in the business, not just producing financials, but truly understanding the underlying real estate, portfolio performance, and capital structure. You’ll have exposure across acquisitions, asset management, and ownership-level decision‑making, making this a strong platform for continued growth within a sophisticated real estate environment. Core Responsibilities Oversee full‑cycle accounting across a multi‑asset commercial real estate portfolio, including consolidated financial statements and month‑end close Manage investor capital activity, including capital calls, distributions, and equity tracking Lead year‑end audit process and prepare audit‑ready financials in accordance with GAAP and debt covenants Supervise day‑to‑day accounting operations, including general ledger, A/R, A/P, accruals, and journal entries Perform bank reconciliations across multiple accounts and entities Oversee treasury operations, including cash management, cash flow forecasting, and liquidity planning Manage debt‑related activity, including loan draws, debt service, lender reporting packages, and covenant compliance Analyze financial statements and perform variance analysis to identify trends and inform decision‑making Review and interpret commercial leases; oversee tenant billing, CAM and real‑estate tax escalations Manage tenant‑related financial activity, including sales reporting, TI reimbursements, leasing commissions, and security deposits/LOCs Track capital improvements and construction‑related costs Prepare budgets and monitor budget‑to‑actual performance across the property Compile year‑end tax workpapers, oversee sales tax compliance, and manage 1099 filings Ensure accurate accounting for straight‑line rent and other lease‑related adjustments Maintain and enhance internal controls, policies, and accounting procedures to improve efficiency and accuracy Lead financial reporting meetings and communicate insights to senior leadership and ownership Manage and mentor a lean accounting team while remaining hands‑on in execution Interface with auditors, tax advisors, lenders, and third‑party service providers Key Requirements Bachelor’s degree in Accounting, Finance, or related field 3+ years of experience operating at the Controller level within commercial real estate accounting Strong experience with Yardi Voyager (required), including property and financial reporting modules Advanced proficiency in Microsoft Excel (e.g., pivots, lookups, data analysis) Deep understanding of GAAP and its application within real‑estate accounting Proven experience supervising, mentoring, and developing accounting staff within a lean team environment Strong analytical and problem‑solving skills, with the ability to interpret complex financial data Excellent communication skills, with the ability to interface effectively with senior leadership, ownership, and external partners Ability to manage multiple priorities and meet deadlines in a fast‑paced, high‑volume environment Experience working with multi‑entity structures and complex ownership models preferred Familiarity with commercial real‑estate concepts, including leases, CAM, and property‑level financials preferred Compensation: $200,000 – $230,000 plus bonus, 401k, comprehensive medical/dental/vision health benefits, and other valuable perks.
