Maintenance Technician - West Edge

Job Summary West Edge is hiring an experienced Maintenance Technician to perform technical and mechanical work ensuring buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. Responsibilities Complete assigned work orders from resident requests and preventative maintenance, diagnosing causes and performing repairs per policies, procedures, safety standards, and code requirements. Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch lists, vendor scheduling, material procurement, completing tasks, and final inspections. Adhere to material and supply procedures, track inventory, return unused items, and notify supervisor for reordering. Complete documentation and paperwork accurately and in a timely manner for service request tracking. Assist with grounds and common area maintenance: picking up trash, pressure‑washing, general cleaning, painting curbs and signage as needed. Support cost‑cutting and expense control by fixing parts, avoiding waste, and using tools correctly. Attend safety meetings, complete required training (OSHA, etc.), and report incidents promptly. Inspect contractor work to verify quality standards, scope, and specifications. Conduct routine and periodic property inspections to identify safety and risk concerns and report to management. Qualifications Knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment. Previous experience with painting, entry‑level carpentry, appliance repair, and basic plumbing. High level of professionalism and polished appearance. Excellent communication skills (reading, writing, and speaking). Proficient in Microsoft Office Suite. EPA certifications Type1 andII or Universal for refrigerant recycling (for certified technicians). Required state and local certifications and valid driver’s license to operate a golf cart (if applicable). Valid driver’s license. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl confined areas, work indoors and outdoors in all weather. Lift up to 25lbs independently and up to 50lbs with assistance. May need to work variable schedule including evenings, weekends and holidays. Compensation and Benefits Hourly range: $23.00–$27.04. On‑site positions may qualify for weekly/monthly/quarterly bonuses; corporate positions may qualify for quarterly/annual bonus programs.
