We're currently recruiting for a Facilities HVAC Technician. The primary responsibilities for the job are to perform all aspects of professional journey level HVAC work including but not limited to the following areas; regular preventive and emergency repair, installation and maintenance of commercial HVAC equipment. Position works either as a team or alone and with or without direct supervision. This is a full-time, regular, non-exempt union position. This position is covered under the provisions of an agreement between the City and the AFSCME union. The schedule for this position is M-F, 8am to 5pm. Salary for this position is subject to a collective bargaining agreement with negotiated step increases based on seniority. Candidates meeting the minimum requirements for the position will be at the beginning of the listed range, equal to Step 1. Directly related experience, certifications and relevant credentials exceeding minimum requirements will be considered for step credit at hire, with such credit not to exceed Step 4, the approximate midpoint of the listed range, unless otherwise stipulated in the applicable collective bargaining agreement.

Essential Functions

• Perform professional journey level maintenance, repair and installation of HVAC systems and equipment.
• Monitor and diagnose various building HVAC systems utilizing Direct Digital Control (DDC) systems as a troubleshooting tool and respond to daily service requests.
• Perform preventive maintenance (PM), including testing and monitoring air quality, filter changing and repair or replacement of HVAC systems and components.
• Perform maintenance and repair of equipment including but not limited to; chillers, boilers, heat recovery systems, furnaces, heat pumps, geothermal systems, natural gas, electric appliances, refrigeration systems, water heaters, cooling towers, hydronic systems, and pumps.
• Read, interpret, and use building blueprints, drawings, and operating manuals.
• Assist in preparing job estimates and obtaining bids on parts and supplies in support of repair and replacement of HVAC equipment.
• Inputting data into the City financial reporting and computerized maintenance management systems (CMMS).
• Installation, maintenance and repair of commercial refrigeration and cooking appliances including ice machines, freezers, gas and electric stoves, ovens and walk in / reach in refrigeration equipment
• Comply with federal, state, and local environmental regulations and requirements for boiler equipment emission's annual testing and reporting.
• Participate in safety meetings, training requirements as needed and comply with City safety requirements including but not limited to, First Aid/CPR, AED, Hazardous materials, Bloodborne pathogens, confined space, fall protection, scissor and articulating lift certification, and defensive driving.
• Perform other duties and responsibilities as assigned

Qualifications

Experience and Education

• Four (4) years of related journey level experience with residential, commercial, and industrial HVAC including experience with DDC control systems.
• Equivalent to a HS Diploma/GED supplemented by the completion of trade school training or journeyman status.

Computer Skills

• Basic skills in Microsoft Word, Outlook, and Internet Explorer
• Basic skills using a database system or Excel

Required Licenses and/or Certifications

Possession of:

• Journey-level State of Washington Limited Energy Electrical License
• EPA 608 Refrigeration Handling certification
• Valid State of Washington driver's license

Ability to obtain:

• CPR / First Aid AED card within three (3) months of hire
• Confined Space certification within six (6) months of hire.
• Forklift certification within six (6) months of hire
• Defensive Driving certification within six (6) months of hire
• CJIS certificate within three (3) months of hire
• Scissor and/or articulating lift certification within one (1) year of hire
• Fall protection training

Knowledge

• Journey level facilities electrical practice and procedures
• Federal, state, and local electrical code requirements and regulations
• Pertinent federal, state, and local laws that pertain to: safety, security, hazardous materials including but not limited to asbestos, lead and radon
• Modern office procedures, methods, and computer equipment
• Use of personal computers and basic software

• Use of a pager or mobile phone for 24/7 on-call emergency response to HVAC issue on a rotating basis.

• Promote safety as a guiding principle and a regular practice in accomplishing work by focusing on safe practices and complying with safety and health policies and procedures.

This position is subject to successful completion of a pre-employment reference check, a basic criminal background check, driving abstract, a medical evaluation and may include a VPD background check.
