Job TitleWhat You'll Be DoingWalking all six properties on a regular schedule, inspecting all areas, not just common spaces, to catch issues before they become problemsManaging rent collections and delinquency enforcement: calls, notices, payment plans, and escalation when warranted; your job is to resolve issues at the property level before they need to go to accounting or court, not to pass them alongEnforcing lease compliance and handling violations through proper notice proceduresConducting move-in and move-out inspections, plus routine unit condition checks, maintaining accurate records throughoutManaging the full tenant lifecycle: applications, screening, lease execution, renewals, and move-outsDirectly overseeing the maintenance team's performance on your properties: assigning priority, reviewing work quality, and holding maintenance staff accountable for resultsResearching current market rates across unit types and finish levels and bringing recommendations to ownership for final pricing decisionsMaintaining accurate records in RentManagerReporting directly to senior operations on collections status, property performance, and resident issuesWhat We Require5+ years of residential property management experience, requiredActive collections management experience; you know how to hold the line and when a payment plan is real vs. a stallFamiliarity with Pennsylvania landlord-tenant law and the eviction process is valuable; direct court experience is a plus but not requiredValid Pennsylvania driver's license and reliable personal vehicle; you are on the road dailyRentManager experience strongly preferred; proficiency with property management software requiredStrong organizational capacity across multiple properties and competing prioritiesComfortable managing and holding maintenance staff accountable for performanceCompensationBase Salary: $60,000-$65,000, depending on experienceTravel stipend: $500/month ($6,000/year)Performance bonus: up to an additional $5,000/year, tied to independent judgment and decision-making; the more of the job you can run without escalating to ownership, the more you earnHealth insurance: company covers 50% of premiumOccasional after-hours availability required for genuine emergencies; this is not a regular on-call rotation
