Pre Construction Manager

Responsibility for Preconstruction process associated with select service projects developed by company and its selected partners Performance of Preconstruction due diligence work during the feasibility phase of acquisition projects Coordination of permit and other approval efforts associated with all governmental entities associated with the project Management of consultants (architectural, structural, MEP, interiors, landscape, civil, geotechnical) through the process of design, plan preparation, government approval, permit acquisition until project transition to construction management team Management of communications with all contractors during the processes of bidding, negotiating, value engineering, contract negotiations Identification, resolution and documentation of conflicts relating to contract plans and specifications, including implementation of required changes Management of all Preconstruction documentation, including plans, specifications, RFI’s (Requests for Information), RFE’s (Requests for Estimates), plan submittals, and all other correspondence between the multiple entities involved in each project Identification, recommendation and implementation of value engineering opportunities Development and management of budgets and schedules for the project Review, negotiation and approval of consultant pay requests Coordination of periodic meetings between the ownership, architect and contractor, including the preparation of and tracking of meeting minutes Interfacing with leasing agents and tenants (retail, office and residential) to complete tenant contracts and facilitate tenant improvement as required Education: College degree from accredited university Experience: Minimum of five (5) years of experience in the development of hotel properties Required Skills: Must show ability to deliver projects on time and within budget; must be able to communicate effectively vocally, as well as through formal correspondence and by email; computer skills must include knowledge of Microsoft Word and Microsoft Excel Preferred Skills: Should have personal initiative to get things done with minimal guidance; should evidence historic ability to work easily with others; should show ability to seek out other resources within company to facilitate and expedite the development process Physical Requirements: Must be able to travel on a regular basis; must maintain professional appearance #J-18808-Ljbffr
