We are seeking a Service Manager to oversee maintenance operations for a 234-unit community in Baldwinsville, NY. This role is ideal for a skilled maintenance leader who enjoys developing high-performing teams, delivering exceptional resident service, and maintaining a community that residents are proud to call home.
As the Service Manager, you will lead all aspects of maintenance operations, ensuring service requests, preventative maintenance programs, and apartment turns are completed efficiently while fostering a culture of accountability, teamwork, and continuous improvement. As a Service Manager, you will be expected to:

Lead, coach, and develop a team of Maintenance Technicians.
Oversee daily maintenance operations, work order completion, and apartment make-ready schedules.
Provide advanced troubleshooting and guidance in HVAC, electrical, plumbing, appliance repair, carpentry, drywall, and general maintenance.
Establish and manage preventative maintenance programs to protect the community's assets and ensure long-term operational success.
Conduct regular inspections of buildings, common areas, and vacant apartments to maintain quality and safety standards.
Manage inventory, supplies, and maintenance-related expenses.
Coordinate and oversee vendor performance and contractor work.
Develop and maintain an effective on-call schedule for the maintenance team while remaining available for emergencies and severe weather events.
Partner closely with office staff to deliver responsive service and exceptional experiences for residents.
Base Pay: $27.00 - $29.00 per hour

Monday – Friday: 8:00 AM – 4:30 PM
Must be available for emergency events, snow removal, and severe weather response
Five or more years of maintenance experience preferred, including leadership or supervisory experience.
Strong working knowledge of HVAC, plumbing, electrical systems, appliance repair, and general building maintenance.
Multifamily maintenance experience strongly preferred.
