Property Accountant

As a Property Accountant, you'll be a strong team member supporting AR/AP functions and providing property management support, including move‑ins/outs, renewals, and routine lease audits. In this role, you'll help ensure accurate financial tracking, assist with day‑to‑day operations, and contribute to a positive experience for both residents and internal teams. Strong attention to detail, organization, and collaboration are key to success in this position. By overseeing critical financial processes and maintaining accurate, timely reporting, you'll play a key role in upholding the Greco Seal of Approval through strong fiscal stewardship across each property. Accounting Accounts Receivable Generate weekly delinquency reports and monitor outstanding receivables Accurately post charges/credits to resident accounts (e.g., Late fees, reservation fees, move‑out charges, etc.) Manage rent and fee collections, and coordinate the submission of uncollectible balances to third‑party collection agencies or conciliation court for judgment Monthly delinquency reporting Deposit checks Review of monthly UMS collection reports Accounts Payable Process payables Review and reconcile vendor statements Process weekly check runs Monthly Financial Process Complete bank reconciliations Post reclassifications and accrual entries Record journal entries accurately and timely Reconcile monthly income statements and balance sheets Reconcile monthly rental and parking income Annual/Semi‑Annual Responsibilities Assist with preparing and distributing 1099 forms to vendors and government agencies Prepare and issue annual CRP tax forms to residents Assist with year‑end procedures Assist the Accounting Manager with Annual Budget Preparation PM Software Management Resident Data Management Assist with posting charges and credits, ensuring resident account balances are correct Verify and review automated late fees prior to posting Statement of Deposit Account reconciliation Resident Activity Move‑ins Renewals Roommate changes & transfers Add/Drops Move‑outs Administrative/Auditing Review and reconcile monthly lease audits Perform subscriber audits on a monthly basis Oversee UMS processes: move‑ins, move‑outs, and receivable management Conduct quarterly vendor audits and manage aged payables Monthly utility audits Assist with other duties as assigned Minimum and/or Preferred Requirements Bachelor's degree in accounting preferred, or equivalent combination of education and relevant professional experience, with a minimum of 2 years of accounting experience required Property management experience is a plus but not required Experience with Yardi software preferred Highly organized with strong attention to detail Ability to multitask and manage competing priorities effectively Compensation: Salary: $72,000 - $78,000 annually, depending on experience + bonus potential Benefits: Fully paid health/dental for employee Cell phone stipend 401k program with company match Paid time off Mileage reimbursementBonus potential Free state of the art fitness center access About Greco Properties, LLC: Greco is a small boutique development and property management firm, with a target market of discerning residents, professional tenants, and value‑aligned capital partners.
