Maintenance Technician/Apartment MaintenanceMaintenance Department, Columbia, MDReports To: Property Manager/Maintenance SupervisorHours: Monday - Friday 8:00am - 5:00pmCompensation: $22 - $28 Hourly + Benefits (based on experience and certifications)Summary:Perform minor building, HVAC, plumbing, electrical and painting repairs as necessaryImplement preventative maintenance measuresMaintain inventory of repair equipment and suppliesComplete inspections of buildings, units, office and amenity space as neededRespond quickly in the event of an emergency, notify appropriate personnel and follow safety protocolPerform other maintenance duties as requestedClean Criminal Background RequiredEssential Duties And Responsibilities Includes But Is Not Limited To The Following: Report Directly To Maintenance Supervisor (If Available - On Staff) Otherwise To Property Manager/Assistant Property Manager. This Position Is Responsible For The Maintenance And Repair Of Mechanical Equipment And Building Repair In A Multifamily Housing Environment.Qualifications And Preferred Skills:Must have good communication skillsMust have basic knowledge of construction and repair processesMust have a valid driver's license, own transportation and toolsEducation And/Or Experience: High school diploma or general education degree (GED); or at least six months related experience and/or training; or equivalent combination of education and experience.Certifications: Must have a valid drivers license & own vehicle. Clean background required.Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively before groups of customers or employees of organization.Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems and find solutions within company protocol.Physical Demands: Heavy lifting is required. While performing the duties of this job, the employee is regularly required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The employee frequently is required to climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. Must be physically capable of lifting a minimum of 50 pounds unassisted.
