Construction Manager

Job Summary The Construction Manager is responsible for the management and oversight of the renovation process on newly acquired homes and the heavy‑turn process for existing homes in the portfolio. The role establishes policies, processes, procedures, and standards for turns and renovations, leads heavy and light construction teams within a defined region, and works with construction leadership to align strategic direction with company goals. Essential Functions Coordinate internal resources and vendors for the execution of renovation or turn projects. Allocate resources to ensure completion of all projects across the portfolio, minimizing downtime and controlling costs. Review project scopes and change orders, communicating with internal teams as needed. Ensure scoped work follows company construction and quality standards. Monitor and track project progress in a detailed manner. Manage changes to project scope, schedule, and costs. Oversee vendor relationships and performance in conjunction with the National Vendor Management Group. Oversee all fleet aspects and inventory control. Maintain daily, weekly, and monthly KPI reporting. Comply with the company’s national procurement policy and program. Track and report all work accurately. Ensure workplace safety standards and practices are upheld. Ensure all projects comply with local, state, and federal building and safety regulations. Hire and train construction superintendent positions. Provide training on processes, procedures, and corporate initiatives. Identify training opportunities and needs. Assist the Regional Construction Director with staffing forecasts and timely position additions based on MSA needs. Assist in creation and distribution of weekly, monthly, quarterly, and annual reports. Maintain comprehensive project documentation. Meet budgetary objectives and adjust project constraints based on financial analysis. Communicate effectively within the MSA team and national operations. Qualifications High school graduate with a valid driver’s license in the work state and reliable transportation. At least 5 years of experience as a residential construction project manager, senior superintendent, or production home builder/superintendent. Experience managing multiple staff members over a geographic region. Extensive knowledge of construction/renovation techniques and processes, including plumbing, electrical, HVAC, flooring, appliances, landscaping, and irrigation systems. Mastery of IBC building codes and rental property health and safety regulations. Excellent oral and written communication skills. Ability to work efficiently and multi‑task in a fast‑paced environment. Proven record of working independently with minimal supervision. Effective team player with a positive attitude. Availability for flexible hours, including weekends, after‑hours emergencies, and overnight travel for company meetings. Basic computer skills; experience with Excel, Word, Outlook, Salesforce, and Yardi is preferred. Bilingual is a plus. Benefits Competitive compensation, including performance‑based bonuses.
