Community Manager The Community Manager manages and coordinates the team members’ daily activities and resources of the property to achieve established budgeted financial and operational goals. The role ensures the operation of the property complies with company policies, procedures, and all applicable laws and regulations governing multi‑family housing operations. Responsibilities Act as employee champion: manage the team and perform employee evaluations. Interview, hire, orient, and train new hires. Meet targeted revenue goals by increasing sales and implementing short‑/long‑term marketing and leasing strategies. Identify areas for improvement within the property. Conduct budget modeling, forecasting, and profitability analysis and management. Complete financial records, documents, and reports. Manage invoicing. Gather, analyze, and interpret market and economic trends that may impact the property, and recommend improvements. Stay informed of changes in technology, industry standards, leasing and sales tools, and processes. Enforce lease agreements through apartment inspections, evictions, collections, notifications, and other processes as outlined in the lease agreement. Manage client/owner relations: conduct property tours, provide performance updates, and meet with clients as needed. Coordinate contractor and vendor relationships. Ensure safety, cleanliness, and general appearance, including curb appeal of the property, and report mechanical or electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents. Guarantee that the maintenance team complies with company standards for service requests. Resolve customer complaints and issues. Research competitors, monitor the market, and build relationships within the industry. Perform other duties as assigned. Work Schedule 40 hours per week. Typical site hours (may vary by location): Monday – Friday 9am–6pm; Saturday 10am–5pm; Sunday 1pm–5pm. Must be available to work on weekends when scheduled and able to perform essential job functions without assistance. Benefits Two or more weeks of paid time off. Paid holidays. Requirements Must be available to work on weekends when scheduled and able to perform essential job functions without assistance. Will work in an office environment with frequent exposure to outside elements—temperatures, weather, odors, and/or landscape may be unpleasant or hazardous. Qualifications High school diploma or GED equivalent. 1–3 years of supervisory experience, including the ability to hire, lead, direct, evaluate, and manage subordinates and team members. 1–3 years of multi‑family property management experience (preferred). Background in property management, sales, marketing, and customer service sufficient to manage day‑to‑day operation of an apartment community. Strong communication, presentation, and delivery skills; ability to connect with people at all levels. Proficiency in internet, word processing, spreadsheets, and database management programs for reporting purposes. Strong proficiency with property management software (preferably Entrata Yardi and/or One Site). Current valid driver’s license. Physical & Travel Requirements Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance. Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat; intermittently required to sit and perform keyboard work. Routine local travel may be required to run business-related errands, including meetings and training. Non‑local travel may be required for business-related responsibilities.
