Community Manager

BH is passionate about setting the standard in the multifamily industry. Role Overview As the Community Manager you will oversee day‑to‑day operations of a community consisting of 300–500 units. Your mission is to ensure that financial, administrative, sales, marketing and maintenance functions run smoothly while maintaining company standards and delivering excellent customer service. You will report directly to the Regional Manager and will have the authority to manage property staff and vendor relationships. Key Responsibilities Regularly inspect the property to ensure compliance with safety, industry, and government regulations, identify improvements and implement corrective actions. Gather, analyze and interpret market and economic trends; develop and implement marketing and leasing strategies to achieve occupancy and revenue goals. Monitor traffic logs, budgets, renewal information and marketing data to provide up‑to‑date information to stakeholders. Develop resident retention strategies, communicate with residents in a timely manner, monitor satisfaction and address service issues. Coordinate repair and maintenance requests, verify and inspect vacant units, and oversee preventative maintenance programs. Partner with the Regional Manager to create operating income/expense budgets, manage purchase orders, and monitor vendor balances per company policy. Review monthly income and expense reports, report variances, manage collection of revenues, and prepare operational reports (petty cash, variance, leasing, renewal, financial). Hire, train, supervise, develop, and mentor property staff; conduct performance evaluations and take corrective action as needed. Perform additional duties as assigned. Qualifications 3–5 years of property management experience managing 300–500 units in one community. Ability to travel by car or plane roughly 20% of the time. Advanced MS Office Word/Excel and computer technology skills. Strong written and verbal communication skills. Prior leadership experience required. High School diploma or GED; some college coursework preferred. Where required by law, must possess or be able to obtain a state leasing license within the mandated timeframe.
