Job Description Summary Manages the day-to‑day operations of an assigned property, leading team members, allocating resources, and achieving budgeted financial and operational goals while ensuring compliance with company policies and applicable housing laws. Responsibilities Provide input into the development of budgets by analyzing financial statements, reviewing current and projected marketing information, and assessing operational reports. Meet targeted revenues by setting rent rates, collecting rent and fees, making bank deposits, and preparing monthly financial status reports. Approve vendor invoices by reconciling work performed or products purchased, ensuring certificates of insurance are valid, coding charges to the appropriate Chart of Accounts, and communicating with vendors, accounting, and owners. Control expenditures within approved budgets and manage the petty cash fund. Oversee lease enforcement: approve resident applications and renewals, conduct periodic apartment inspections, follow notice requirements, evict residents, and collect late fees or other charges allowed by lease terms. Analyze market and economic trends that affect the property and execute short‑ and long‑range marketing and leasing strategies to reach occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, questions, and requests promptly and resolving service issues. Ensure maintenance staff comply with company standards for responding to and completing resident service requests. Conduct regular property inspections to maintain safety, cleanliness, and general appearance standards for the building, grounds, and amenities. Supervise property staff: interview, hire, orient, and train employees, and manage their performance per company policies. Manage client/owner relationships by meeting owners, conducting property tours, providing performance updates, and responding to owner requests. Physical Demands Incumbent must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Must work outdoors in all weather conditions, lift up to 25 pounds independently and 50 pounds with assistance, and may require occasional travel. Flexible schedule is required, including evenings, weekends, and holidays. Compensation & Benefits Salary range: $105,000 – $115,000. Base salary with eligibility for quarterly or annual bonus (corporate) and weekly, monthly, or quarterly bonus (onsite). Competitive medical, dental, vision, disability, and life insurance.
