The Commercial Real Estate Property Manager is responsible for the overall operational, financial, and
physical performance of a portfolio of commercial properties. This role ensures properties are
maintained to the highest standards, tenant relationships are professionally managed, and ownership
objectives are achieved through effective budgeting, lease administration, and asset oversight. The
ideal candidate is detail-oriented, financially savvy, proactive, and skilled in tenant and vendor
management.
Property Operations
• Oversee day-to-day operations of assigned commercial properties (office, retail, industrial, or
mixed-use).
• Conduct regular property inspections to ensure maintenance, safety, and curb appeal standards
are met.
• Coordinate preventative maintenance programs and capital improvement projects.
• Ensure compliance with local, state, and federal regulations.
Tenant Relations
• Serve as primary point of contact for tenants.
• Respond promptly to tenant requests, service issues, and concerns.
• Manage lease compliance, including rent collections, escalations, and enforcement of lease terms.
• Coordinate tenant move-ins, move-outs, and build-outs.
Financial Management
• Prepare and manage annual operating budgets.
• Monitor property financial performance and provide monthly reporting to ownership.
• Approve invoices and manage accounts payable/receivable.
• Oversee CAM reconciliations and tenant bill-backs.
• Analyze variances and recommend cost-control measures.
Vendor & Contract Management
• Solicit bids, negotiate contracts, and manage third-party vendors.
• Ensure vendors meet insurance and contractual requirements.
• Evaluate vendor performance and maintain strong working relationships.
Lease Administration
• Interpret and enforce lease terms.
• Track lease expirations and coordinate renewals.
• Work with leasing teams on market comps and renewal strategies.
Risk Management & Compliance
• Ensure properties meet safety standards and regulatory requirements.
• Coordinate insurance claims when necessary.
• Maintain accurate property and tenant records.
Qualifications
• Bachelor’s degree in Business, Real Estate, Finance, or related field preferred.
• 3–5+ years of commercial property management experience.
• Strong understanding of commercial lease structures (NNN, gross, modified gross).
• Experience with budgeting, CAM reconciliations, and financial reporting.
• Proficiency in property management software (e.g., Yardi, AppFolio, MRI).
• Strong negotiation and communication skills.
• Strong HVAC facility background
