Founded in 2010, IRA Capital is a Southern California–based private equity firm specializing in real estate investments. IRA primarily invests in commercial real estate assets throughout the United States, with an emphasis on healthcare. To date, the firm has acquired over 12.5 million square feet across 30 states, representing more than $5 billion in total capitalization. IRA partners with sovereign wealth funds, pension funds, institutions, and family offices to acquire and operate high-quality real estate assets.

The Vice President of Asset Management will directly support a Managing Director across all aspects of asset management on behalf of the firm.

Responsibilities include:

• Develop and execute business plans for assigned assets, including operating, leasing, capital, financing, and disposition strategies.

• Evaluate hold, sell, refinance, recapitalization, and capital-investment alternatives and recommend strategies to maximize risk-adjusted value.

• Manage relationships with LP and joint venture partners, lenders, tenants, brokers, property managers, legal counsel, and other key stakeholders.

• Lead lease, loan renewal, refinancing, and disposition processes, including the negotiation and documentation of leases, loan documents, purchase and sale agreements, and related due diligence.

• Provide leadership, guidance, and mentorship to the asset management team, fostering accountability, collaboration, and professional development.

• Manage leasing brokers, negotiate LOIs, and coordinate lease documentation to optimize occupancy, rental revenue, tenant credit, and long-term asset value.

• Develop and implement tenant-relations and retention programs for each property.

• Coordinate and oversee third-party property managers, establishing performance expectations and ensuring compliance with approved business plans and budgets.

• Oversee capital improvement and tenant improvement projects, including budgeting, approvals, contracting, scheduling, and execution.

• Lead the preparation and review of annual budgets, forecasts, variance analyses, leasing assumptions, and quarterly asset-management reports.

• Monitor financial and operating performance, identify material risks or deviations from plan, and implement corrective strategies.

• Oversee timely and accurate lender, partner, investor, and internal reporting.

• Oversee annual CAM reconciliations and other tenant recoveries to ensure accuracy and lease compliance.

• Oversee the maintenance and review of Argus models, asset valuations, and cash-flow forecasts using current operating and market assumptions.

• Ensure complete and organized property records, including leases, loans, contracts, insurance, vendor, building, and emergency-procedure information.

• Lead strategic initiatives, research, analysis, and special projects as requested by senior management.

Candidate Requirements include:

• 4-year college degree required.

• 8+ years of asset management experience (office/retail/industrial/multifamily) handling various aspects of ownership and management, including property maintenance and repair, tenant improvements, tenant complaints, vendor contracts, lease administration and enforcement, etc.

• Knowledge and understanding of real estate law, finance, and accounting procedures

• Strong customer service and tenant relation skills

• Extremely strong organizational skills, attention to details and ability to remain composed and flexible

• Self-motivated with ability to follow-through and exercise good judgment; creative, analytical, and resourceful
