Concord Capital is a real estate investment and development firm focused on opportunistic multifamily plays across Chicago, and one of the most active owner-side players in the middle market. Our founder previously built and exited a 200-employee vertically integrated platform in 2022 with business lines in construction, property management, leasing, maintenance, and brokerage. We are now deploying that same proven strategy again with greater scale and clarity.

Our target range is 20–150 units, and we currently have a $150M active pipeline across three main subsets:

✔  Office-to-residential repositioning

\n

✔  Urban infill — including ground-up and renovation of existing structures

\n

✔  Distressed / special-situation acquisitions

\n

We are raising $100M of equity in partnership with a local hedge fund and planning to accumulate 2,000 units over the next three years.

Now Hiring: Asset Manager \n

This is a hands-on ownership role covering the full financial and operational performance of Concord’s real estate portfolio — based in our office, with property visits for lender meetings, inspections, and capex walkthroughs as needed.

You’ll own property-level financial oversight and ownership representation across Concord’s assets — finalizing budgets, reviewing renewal pricing and variances, leading Asset Management meetings, and coordinating insurance, tax appeals, and CAM reconciliations. You’ll also serve as the on-site representative for lender visits, insurance inspections, and capex walkthroughs across the portfolio.

We’re looking for someone with strong financial analysis skills who is comfortable making judgment calls independently. You won’t be reviewing numbers someone else acts on — you’ll be the one signing off on tenants, setting the call on portfolio variances, and standing in for ownership when a lender, insurer, or tenant needs an answer on-site.

Responsibilities Asset Performance & Oversight \n

•       Work alongside property managers and the accounting team to finalize annual property-level budgets, setting the baseline the performance dashboard measures against

\n

•       Review renewal pricing against the underwriting model, reconcile variances, and provide final sign-off on incoming tenants

\n

•       Review property manager reporting and delinquency status; coach property managers on notices and tenant negotiations

\n

•       Lead monthly Asset Management meetings and review the monthly property performance dashboard, making final variance and portfolio determinations

\n

•       Prepare the agenda for and lead integrated meetings between construction, leasing, and management to ensure smooth handoffs between phases

\n

•       Support the CEO in monthly investor updates comparing project progress to business plan

Property-Level Financial Administration \n

•       Own insurance administration — coordinate renewal options with the broker, complete applications, schedule and attend inspections, and maintain the coverage-tracking matrix

\n

•       Own property tax appeals — organize comps and assessment history, assemble and file appeal packages, and track deadlines and status

\n

•       Review CAM and tax reconciliations for commercial tenants prepared by management

On-Site Representation \n

•       Serve as on-site representative for refinance walkthroughs, insurance inspections, and lender site visits

\n

•       Serve as on-site ownership representative for capex and repair work once scheduled by the property manager

\n

•       Maintain a stabilized-property site visit cadence to confirm properties are operating to standard

Operational Support \n

•       Provide the Director of Operations with property-level feedback to inform process and AI improvement initiatives

\n

•       Assist with hiring and recruitment, including job ad creation, as needed

\n

Qualifications \n

•       6+ years in real estate, combining property management and/or asset management experience, including meaningful time in an asset management capacity

\n

•       Bachelor’s degree in Real Estate, Finance, Business Administration, or related field preferred

\n

•       Strong financial analysis skills; comfortable with underwriting models, budget-to-actual variance, and portfolio-level reporting

\n

•       Outstanding communication skills for tenant-, lender-, insurer-, and ownership-facing interactions

\n

•       Comfortable representing ownership on-site and making judgment calls independently

\n

•       Proficient with AppFolio

• Salary Band: $90,000 - $110,000 based on experience.
