Summary The Director of Operations is responsible for supervising and overseeing the maintenance and continuous enhancement of Keys to Change’s assets. In addition to overseeing overall Key Campus buildings, maintenance, and construction projects of the Campus, the Director of Operations will have a thorough understanding of (and ability to manage) mechanical systems, construction practices, preventative maintenance, and government regulations. This position requires a comprehensive understanding of operations methods, and the need to increase profitability. Additionally administers the physical operations of the campus and oversees general and preventive property maintenance, construction coordination, security, public safety, housekeeping, fire safety, utility systems management, and other contracted services. This position is also responsible for forecasting property expenses, managing capital projects, preparing operational reports, identifying and resolving human capital issues in conjunction with the Board of Directors’ policies and under the direction of the CEO. Essential Functions Manage Security Contractor Campus Security Operations Team (CSOT) Oversee Campus Security Operations Team (CSOT), leading meetings, activity coordination, updates. Maintain CSOT Handbook. Manage the IT vendor and the in-house IT technician. Manage the purchasing and distribution of supplies Manage submitted quotes and vendor agreements Maintain Procurement Policy Compare pricing and cost effectiveness. Manage purchasing and inventory assets for Keys to Change needs. Manage contracts with outside vendors and maintain records of all contracts, work orders, and budgets. Establish internal policies, standards, and templates for working with vendors. Negotiate continued cost reductions across the entire vendor base, managing risks such as financial viability, company compliance, & business continuity. Fleet Management Manage leasing and purchasing of fleet vehicles Service and maintenance of the fleet Licensing and Registration of the fleet Manage Driver approval list and signed agreements Executive Team Report to the CEO Report on Security and Safety Incidents Construction and Project Updates Assess and Discuss CapEx Needs Partner Updates and Engagements Develop and implement goals to maintain the day–to–day operations at Key Campus and any contracted programs, such as the Safe Outdoor Space. Assist in the preparation of budgets. Conducts frequent Key Campus checks of property and assets to ensure Key Campus is in good physical operating condition. Distribute Key Campus access badges (FOBS) and keys to all partners and tenants. Maintain fire and life systems and periodic testing of equipment. Ensure all plumbing, electrical, and generator systems in all campus buildings are maintained in good working order. Manage all logistical/ information regarding Key Campus changes. Maintains the working condition of all company vehicles and establishes regular vehicle maintenance, repairs, and updates, etc. Attends required staff meetings and agency events. Review and maintain compliance planning within the organization’s master Compliance Plan. Will conduct annual risk assessments and ensure compliance with safety, zoning, and funding regulations. Additional duties as assigned. Supervision Managing the workflow of maintenance and facilities staff, creating team schedules and delegating tasks. Assessing the work performance of employees and identifying areas that need improvement. Ensuring that business goals, deadlines and performance standards are met. Maintains staff by training and onboarding new hires to make sure they understand their roles. Setting goals for workers and making sure they comply with the company’s plans and vision and developing personal growth opportunities. Reporting performance records and evaluations to HR and senior management. Minimum Qualifications At least seven (7) years in Field; or equivalent combination of education and relevant employment experience. Minimum of three (3) years in a supervisory role. Preferred Qualifications Experience at a 501c3. Experience managing contracts and budgeting. Commercial construction and project management experience. Ability to identify and mitigate risks. Must be able to communicate clearly and professionally; work autonomously and use sound judgement; demonstrate personal responsibility and integrity; show initiative and an ability to work independently; with a sensitivity to cultural diversity and lifestyles is essential. Superior written and verbal communication skills. Ability to handle sensitive material, maintaining the highest level of confidentiality. Mobility sufficient to conduct duties on a 13-acre Campus with eight buildings. This role is based at the Key Campus, which is the epicenter of unsheltered homelessness in Maricopa County. The work environment is dynamic, challenging, and emotionally intense. Staff operate in proximity to human suffering, community tension, and systemic failure, and also in the midst of profound resilience, daily breakthroughs, and opportunities for radical impact. Team members must be prepared to lead with compassion, clarity, and courage in an environment that is not always comfortable or predictable. The work is fast-paced, deeply relational, and requires physical presence across the campus. It is frontline systems work at the intersection of policy, poverty, and possibility.
