Role Description

We are seeking a Land Development Manager for a full-time, on-site position located in Southeast MI. The Land Development Manager will oversee all aspects of site and land development processes, including site inspections, feasibility studies, and project execution. This role will be an essential part of helping the company maintain its planned future lot inventory and building volume. Additionally, this role plays a key part in maintaining project timelines and producing high-quality homebuilding results.

Major Responsiblities :

· Meet planned community opening dates on time and within budget

· Manage the design of proposed developments with engineers and management

· Coordinate with municipalities from Due-Diligence to Final Acceptance

· Attend public meetings on an as needed basis

· Work with team members during due diligence to complete cost estimates, density projections, development schedules

· Consistently maintain land development schedules

· Manage land development bidding and contracting efforts

· Conduct pre-construction meetings with trade partners, governmental agencies, utility consultants and internal staff

· Oversee the activities of engineers, consultants, governmental officials and trade partners in land development

· Monitor trade partner performance on the job site regarding scope, schedule, & quality

· Manage budgets on each phase of development

· Review HOA documents, Association budget, management company selection, and proposed dues

· Manage development bonds and the release of bonds when due

· Maintain primary responsibility for soil erosion management on development work

Qualifications:

· Bachelor’s degree preferred

· Minimum 3 years experience in land development or residential development engineering

· Strong project management, and budgeting skills

· Familiarity with construction bidding and current market development costs

· Strong understanding of civil engineering plans – grading, utilities, landscape

· Ability to oversee numerous professional consultants efficiently and effectively

· Background in engineering a plus

· Relationships with local governmental engineers, contractors and governmental agencies preferred
