EXPERIENCED TITLE EXAMINER | OAK FOREST, IL

Full-Time | In-Office | 5+ Years of Title Examination Experience Required.

We're looking for an experienced residential Title Examiner with a minimum of 5 years of professional title examination experience who knows how to review title, recognize what matters, determine what needs to be raised or cleared, and produce an accurate title commitment.

ABOUT THE POSITION

As a Title Examiner, you'll analyze title records and supporting documentation, prepare title commitments, identify clearance requirements, and work with our team to resolve title issues before closing.

We're looking for someone who understands that good examination isn't simply copying everything found in a search onto a commitment. It requires judgment, experience, problem-solving, and a strong understanding of title insurance and underwriting requirements.

WHAT YOU'LL DO:

• Examine residential title and supporting documentation.
• Review deeds, mortgages, easements, restrictions, judgments, liens, and tax matters.
• Analyze chains of title, vesting, and legal descriptions.
• Review probate, trusts, bankruptcies, foreclosures, and other matters affecting title.
• Prepare accurate residential title commitments.
• Determine appropriate requirements and exceptions.
• Identify title defects and determine documentation necessary for clearance.
• Recognize issues that require escalation to an underwriter.
• Work with processors, closers, underwriters, attorneys, lenders, and Realtors to resolve title matters.
• Review surveys and other supporting documentation when applicable.
• Maintain clear and accurate documentation within electronic files.
• Provide dependable turnaround while maintaining the quality and accuracy of your examination.

REQUIRED QUALIFICATIONS:

• Minimum 5 years of professional residential Title Examiner experience.
• Strong residential title examination knowledge.
• Demonstrated experience independently preparing title commitments.
• Ability to review title searches and determine appropriate requirements and exceptions.
• Strong working knowledge of title insurance and underwriting requirements.
• Experience identifying and resolving complex title defects.
• Strong knowledge of deeds, mortgages, liens, judgments, taxes, easements, and other matters affecting title.
• Experience with trusts, probate, bankruptcies, and foreclosures.
• Ability to analyze chain of title, vesting, and legal descriptions.
• Sound judgment regarding when an issue can be cleared and when it should be escalated to underwriting.
• Excellent analytical and research skills.
• Exceptional attention to detail.
• Strong written and verbal communication skills.
• Ability to work independently while collaborating with a team.

PREFERRED:

• SoftPro experience.
• DataTrace or similar title research platform experience.
• Multi-county Illinois title examination experience.
• Experience resolving complex title and underwriting issues.
