Community Manager

Overview Sares Regis Group (SRG) is a privately held real estate development, investment, and management firm that focuses on commercial properties and multifamily communities in the western U.S. Since its founding in 1993, SRG has developed and acquired more than $7 billion in commercial and residential assets. The company manages a portfolio of approximately 25 million square feet of office and industrial space and 42,000 apartment units. We are looking for a Community Manager for our 288-unit Woodlake Apartments in Kirkland, WA to oversee day-to-day operations and lead resident relations. Responsibilities Hiring, training and developing a competent team. Manage daily operations, reviewing rent recommendations, maximizing income, and ensuring compliance with legal and insurance procedures. Collect rents and administer timely legal delinquent rent procedures. Ensure resident insurance compliance and screening criteria; implement retention procedures. Submit weekly reports, approve invoices, and maintain accurate data entry. Review and analyze monthly performance, complete variance reports, and create annual budgets and forecasts. Identify market challenges, educate staff and regional manager, and develop effective marketing plans. Oversee contract work (unit cleaning, painting, landscaping), bid out routinely, confirm contractor insurance and lien waivers, and monitor quality and timeliness. Implement OSHA and other safety procedures, conduct routine safety meetings, and maintain up-to-date MSDS information. Coordinate with the maintenance supervisor on potential repairs or capital projects; confirm quality curb appeal; identify risk management issues. Read, follow, and implement company handbooks, property policy manuals, and all governing documents. Qualifications Excellent problem solving, interpersonal, communication, and leadership/supervisory skills. Minimum 3 years experience as a Community Manager of 100+ units. Excellent sales skills. Ability to read, analyze, and interpret business periodicals. Strong written communication: ability to write reports and business correspondence. Proficient at basic math: calculate figures, discounts, commissions, and percentages. Capable of solving practical problems with limited standardization. Knowledge of operations software (Outlook, Internet, Excel, Word). Compensation and Benefits Salary is $85,000-$95,000 per year. Compensation package includes 401(K) match, rental incentive, renewal compensation, bonuses, and rental discounts. Full-time employees (30-40 hours per week) are eligible for medical, dental, vision, other voluntary benefits, vacation accrual, and sick time accrual in accordance with law.
