We are seeking an experienced Commercial Roofing Estimator to support the continued growth of our Commercial Division. This opportunity is for a knowledgeable roofing professional who understands how commercial roofing systems are installed, how projects are priced, and how accurate estimating contributes to successful project execution.

Position Overview\n

The Commercial Roofing Estimator will manage the estimating process from initial document review and site evaluation through final pricing, proposal preparation, and turnover to operations.

\n

This position requires extensive experience estimating commercial low-slope roofing systems and strong working proficiency in The EDGE Estimating Software . The ideal candidate can independently prepare complete estimates while helping develop and maintain our estimating assemblies, pricing databases, labor assumptions, and standardized processes.

\n

Projects include commercial reroofing, new construction, recover systems, roof restoration, and multifamily roofing. Bidding opportunities include government and public-sector projects, general contractor solicitations, private-owner projects, negotiated work, and capital improvement programs.

\n

This is a specialized commercial roofing estimating position. General construction estimating or residential insurance estimating experience alone does not meet the requirements.

\n

Key Responsibilities\n

\n
• Prepare complete, accurate estimates. Review drawings, specifications, bid documents, addenda, roof reports, and site conditions. Develop detailed material takeoffs, labor estimates, production assumptions, and project budgets for the complete roofing scope.
\n
• Account for the full roofing system and project conditions. Evaluate tear-off requirements, decking, insulation, tapered systems, cover boards, attachment methods, membranes, coatings, flashings, sheet metal, drainage, and associated components. Include applicable equipment, access, staging, mobilization, disposal, permits, taxes, and warranty costs.
\n
• Develop pricing and bid proposals. Obtain and compare supplier and subcontractor quotations, verify scope coverage, and prepare clear inclusions, exclusions, allowances, alternates, and value-engineering options. Identify scope gaps and pricing risks before bids are finalized.
\n
• Build and maintain The EDGE estimating system. Develop and refine assemblies, material and labor databases, production rates, waste factors, templates, and reporting. Keep estimating resources current and consistent with actual installation methods and company costs.
\n
• Coordinate site reviews and bid schedules. Attend required bid walks, pre-bid meetings, roof inspections, site evaluations, and customer meetings. Maintain accurate bid-tracker and CRM records, track revisions, and meet submission deadlines.
\n
• Support operations and estimating accountability. Work closely with sales, operations, project managers, and leadership. Provide organized turnover packages with awarded scopes, quantities, budgets, vendor pricing, and assumptions. Assist with procurement, scope clarifications, and change-order pricing, and use actual job-cost feedback to improve future estimates.

Required Qualifications\n

\n
• At least five years of direct commercial low-slope roofing estimating experience , including a strong understanding of TPO, PVC, EPDM, modified bitumen, built-up roofing, and roof coating systems.
\n
• Extensive hands-on experience with The EDGE Estimating Software. Candidates must be able to prepare estimates independently and help build or improve estimating assemblies, databases, and templates.
\n
• Strong technical and financial understanding of commercial roofing. Ability to interpret plans, specifications, details, and bid requirements; develop realistic labor and material costs; and evaluate installation methods, scope completeness, and project profitability.
\n
• Experience preparing commercial bid packages for general contractors, private owners, government agencies, or public-sector clients, with strong organization, written communication, and deadline management.
\n
• Ability to work independently and travel as needed. Candidates must remain responsive and accountable in a remote environment and participate in site visits, bid walks, and meetings throughout the company’s operating markets.

Experience estimating steep-slope roofing, architectural sheet metal, and multifamily projects is also valuable.

\n

Compensation and Benefits\n

Base salary: $100,000–$120,000 annually, depending on experience and qualifications , plus performance-based incentive opportunities tied to estimating accuracy, awarded projects, budget performance, and profitability.

\n

This is a full-time W-2 employee position offering company-sponsored health insurance, paid time off, paid holidays, and workers’ compensation coverage. Company-provided technology, estimating software, and necessary equipment are included, along with a company fuel card and company credit card for approved business travel and work-related expenses.

\n

Work Arrangement\n

This position may be performed remotely. Remote does not mean travel-free: periodic travel is required for inspections, site evaluations, bid walks, pre-bid meetings, customer meetings, and project coordination.
