To learn more and apply, visit: GENERAL STATEMENT OF RESPONSIBILITIES Under limited supervision, this position is responsible for coordinating a variety of activities involving the maintenance, safety, repair, and renovation of Human Services facilities. Reports to an Administrative Services Supervisor. ESSENTIAL JOB FUNCTIONS Plans, schedules and performs routine building inspections. Provides for quality assurance and quality control measures and implements work processes to correct facility deficiencies in accordance with applicable safety standards. Maintains and monitors inventory of furniture and office equipment; collaborates with staff and building managers at all Human Services facilities on difficult issues and makes decisions on exceptional situations to manage and implement appropriate services and assistance. Evaluates resource needs and coordinates with divisional leadership for the effective deployment of resources; maintains electronic records and files of services and maintenance activities; monitors work orders, service requests and quality assurance programs; responds to staff inquiries and complaints regarding facilities. Participates on departmental management teams to provide input into the development and implementation of departmental policies; assists with strategic planning, research, and special projects. Serves as the Human Services Departments liaison to local agencies related to building maintenance activities. Remains abreast of federal, state and City facility and security guidelines. Performs other work as assigned. Building Maintenance/Construction - Knowledge of the principles, practices and procedures used in facility repair and maintenance and electrical and mechanical equipment. Knowledge of methods, material, tools and equipment used in maintaining and performing building maintenance. Safety - Knowledge of occupational hazards and safety precautions associated with facility maintenance activities. Technology - Knowledge of general office equipment and personal computers and related security software and equipment. Customer Service - Thorough knowledge of principles and processes for providing customer services. This includes setting and meeting quality standards for services and evaluation of customer satisfaction. REQUIRED SKILLS Judgment/Decision Making - Evaluates the best method of research and then exercises appropriate judgment in establishing priorities and resolving complex matters. Considers the relative costs and benefits of potential actions to choose the most appropriate one. Interpersonal Relationships - Develops and maintains cooperative and professional relationships with citizens, employees, managers, and representatives from other departments and organizations. Computer Skills - Utilizes a personal computer with word processing, spreadsheet and related software with reasonable speed and accuracy. REQUIRED ABILITIES Time Management - Plans and organizes daily work routine. Estimates expected time of completion of elements of work and establishes a personal schedule accordingly. Implements work activities in accordance with priorities and estimated schedules. Communication - Excellent ability to communicate complex ideas and proposals effectively so others will understand, including preparation of reports, agendas, and policies. Excellent ability to listen and understand information and ideas presented verbally or in writing. Financial Management - Ability to perform basic arithmetic, and statistical applications to monitor project budgets; ability to analyze and report data. EDUCATION AND EXPERIENCE Requires a high school diploma and 3-5 years of experience in carpentry, plumbing, residential or commercial electrical service and installation, HVAC mechanical services and installation, or building/facilities management or an equivalent combination of education and experience. ADDITIONAL REQUIREMENTS An acceptable general background check to include a local and state criminal history check. A valid Virginia driver’s license with an acceptable driving record. Individuals in this position cannot be listed as having a founded child abuse or neglect complaint. In the event of a declared emergency in the City of Newport News, individuals in this position are required to work shelter duty and may be called on to perform duties as required to provide for the safety and care of the citizens of the community. PHYSICAL REQUIREMENTS Tasks require the ability to exert moderate, though not constant physical effort.
