Lober Real Estate is a growing commercial real estate brokerage based in Clearwater, Florida, specializing in industrial property leasing and sales throughout Tampa Bay and Central Florida. We represent institutional and private property owners, investors, developers, and industrial tenants across various property types, including warehouses, industrial outdoor storage (IOS), manufacturing facilities, distribution centers, and contractor yards. We're hiring a full-time Commercial Real Estate Leasing Associate to generate new business, grow our leasing platform, and strengthen tenant relationships.

About the Role:

\n

This is a hands-on, salaried position focused exclusively on industrial leasing, tenant representation, landlord representation, and tenant-focused business development. Unlike commission-only brokerage roles, this position offers a stable base salary and opportunities to learn. You'll work alongside producing brokers on leasing assignments, tours, tenant relationships, renewals, and relocations. This position is designed as an entry point into commercial real estate brokerage, offering a base salary, hands-on training, mentorship, and a potential path toward becoming a full-time, commission-based broker within approximately 2–3 years. This role focuses strictly on leasing, not investment sales or acquisitions. We want someone who enjoys calling prospects, meeting owners, touring properties, knocking on doors, and creating opportunities.

What You'll Do:

\n

1) Tenant Representation:

\n

\n
• Support producing brokers with tenant representation assignments throughout Tampa Bay and surrounding markets.
\n
• Prepare property surveys, identify available spaces, and confirm asking rents, operating expenses, property specifications, and availability.
\n
• Communicate with listing brokers and property owners to identify suitable leasing opportunities.
\n
• Coordinate and conduct property tours, site visits, and tenant meetings.
\n
• Prepare property comparisons, leasing proposals, letters of intent (LOIs), and transaction materials.
\n
• Maintain consistent follow-up with tenants, brokers, and landlords throughout the leasing process.
\n
• Help manage assignments through negotiations and lease execution.
\n

\n

2) Landlord Representation & Portfolio Leasing

\n

\n
• Actively prospect and generate tenant interest for our existing industrial listings.
\n
• Utilize CoStar, LoopNet, Crexi, Google Maps, Facebook, Instagram, TikTok, LinkedIn, ZoomInfo, and other platforms to identify prospective tenants.
\n
• Conduct outbound calls, emails, text messages, targeted campaigns, mailers, door knocking, and property canvassing to generate leasing leads.
\n
• Respond to incoming inquiries, qualify tenants, schedule tours, and maintain follow-up.
\n
• Assist brokers with marketing warehouse space, IOS yards, and other industrial leasing opportunities.
\n
• Know listing availability, pricing, specifications, permitted uses, and ownership goals.
\n
• Prepare leasing activity updates and communicate market feedback to brokers and landlord clients.
\n
• Host and attend client meals, golf outings, sporting events, and networking functions.
\n

3) Tenant Relationships, Renewals & Expansions

\n

\n
• Develop and maintain relationships with tenants throughout our represented industrial portfolio.
\n
• Proactively contact tenants regarding business operations, growth plans, facility requirements, and upcoming lease expirations.
\n
• Identify lease renewals, expansions, relocations, consolidations, and downsizing opportunities.
\n
• Maintain a tenant lease expiration and renewal pipeline to identify opportunities well in advance.
\n
• Schedule tenant meetings and property visits to strengthen relationships and identify additional leasing needs.
\n
• Serve as an ongoing resource for tenants and landlords.
\n

\n

4) New Business Development & Prospecting

\n

\n
• Conduct daily outbound prospecting to identify industrial tenants and businesses with potential leasing requirements.
\n
• Cold call warehouse users, contractors, logistics companies, manufacturers, distributors, and other industrial occupiers.
\n
• Regularly canvass industrial parks, business parks, warehouses, and surrounding commercial corridors.
\n
• Conduct in-person door knocking and introduce our company to business owners and decision-makers.
\n
• Identify businesses outgrowing their facilities, approaching lease expiration, consolidating operations, or considering relocation.
\n
• Generate new tenant representation assignments and leasing opportunities for our brokerage.
\n
• Build relationships with business owners, property managers, and industry professionals.
\n
• Maintain accurate prospecting records, follow-up schedules, leasing pipelines, and daily/weekly CRM tasks.
\n

5) Proactive Business Development: Critical to this role. Expect daily calls, face-to-face meetings, and consistent prospecting.

Commercial real estate experience is preferred, particularly in industrial leasing, tenant representation, landlord representation, or brokerage. However, we're open to candidates with strong backgrounds in outside sales, business development, account management, or other relationship-driven industries.

\n

We'll teach motivated candidates industrial terminology, including clear heights, loading, IOS, zoning, and lease structures. A Florida real estate sales associate or broker license is required for brokerage activities. Unlicensed candidates must be willing and eligible to obtain their license before performing licensed activities.

-Years 1–2: Salaried Leasing Representative: Work alongside experienced brokers, gaining hands-on experience with tenant representation, landlord representation, leasing negotiations, prospecting, and business development. You'll build industry knowledge, relationships, and brokerage fundamentals.

-Year 3: Potential Transition to Commission-Based Brokerage: Our goal is to provide an opportunity to transition into a full-time, 100% commission-based brokerage position by your third year, subject to individual performance, demonstrated capabilities, team collaboration, effort, and company approval.
