About Our Client

Our client is a general contractor that focuses on NYSCA projects in the $30M+ range. This project portfolio is a range of interior, exterior and ground up work. The Sr. Project Manager - Ground Up NYSCA will be a great leader, and expectation is for this candidate to lead the project management function/team. There is a turnkey team in place right now, and will provide opportunity for this candidate to be a subject matter expert and leading voice within the general contractor. Our client is located in Queens, NY but has projects in all boroughs.

Job Description

A strong Sr. Project Manager - Ground Up NYSCA in Queens, NY should have:

• Lead all on-site construction activities for ground-up NYSCA projects, managing day-to-day operations, site logistics, and trade sequencing from mobilization through project closeout.
• Develop and execute short-interval lookahead schedules aligned with the CPM baseline (Primavera P6), proactively identifying and mitigating delays to maintain critical milestones.
• Coordinate and supervise subcontractors, ensuring proper workforce levels, adherence to project plans/specifications, and efficient trade stacking through regular coordination meetings.
• Enforce strict compliance with NYSCA standards, NYC DOB regulations, and contract requirements, maintaining accurate daily reports, field logs, and inspection documentation.
• Oversee quality control by conducting daily inspections, leading pre-installation meetings, managing mockups, and driving timely resolution of punch list and deficient work items.
• Champion site safety in accordance with NYSCA and OSHA standards, partnering with site safety personnel to enforce safety plans, conduct inspections, and address violations immediately.
• Manage all inspections and agency coordination, including DOB, SCA, and third-party inspectors, ensuring work is fully compliant and prepared for approvals at each stage.
• Lead project closeout activities, including punch list completion, turnover documentation (as-builts, O&M manuals, warranties), and achieving substantial and final completion milestones.

The Successful Applicant

• Proven experience (typically 8-15+ years) as a Construction Superintendent managing ground-up projects , preferably within NYSCA, NYC public sector, or similarly regulated environments.
• Strong working knowledge of NYSCA standards, NYC DOB regulations, and union labor environments , with a track record of maintaining compliance and passing inspections without delays.
• Demonstrated ability to drive project schedules , including managing short-interval lookaheads and executing against CPM schedules (Primavera P6 experience preferred).
• Skilled in managing and coordinating multiple subcontractors and trades on complex, fast-paced urban job sites with tight logistics.
• Deep understanding of construction means and methods across all trades , including concrete, structural steel, MEP systems, and building envelope.
• Exceptional commitment to jobsite safety , with experience enforcing site-specific safety plans and maintaining compliance with NYSCA and OSHA requirements.
• Strong leadership and communication skills, with the ability to interface effectively with SCA Project Officers, inspectors, PMs, architects, and field teams .
• Detail-oriented with a hands-on approach to quality control, inspections, and project closeout , including managing punch lists, as-builts, and turnover documentation.
