Affordable Housing Community Manager

Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Duties include personnel, leasing, maintenance, financial, administration, and risk management. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns. Preferred Experience for Affordable Assets Minimum 2 years of experience with affordable housing programs (LIHTC, HUD Section 8, Section 236, PRAC, 811 PRA, USDA‑Rural Development, HCD, HOME Funds and Bonds) Affordability accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other applicable designations preferred but not required Essential Duties & Responsibilities Personnel Management: screen, hire, train, coach, and develop on‑site staff; maintain compliance with training benchmarks. Regular/daily on‑site attendance required; meet performance standards, document and address issues, communicate with supervisor and HR. Promote harmony and quality job performance through support and effective leadership. Ensure staff compliance with company policies. Financial Management: achieve highest NOPI via cost control, revenue and leasing improvement; develop operating budgets/forecasts; monitor deposits, rent collections, vendor invoices, and property closeout. Strategic Leasing Management: develop annual marketing plan; ensure effective leasing techniques; handle resident complaints, retention programs, and move‑ins. Administrative & Maintenance Management: accurate reporting; lead emergency team and respond to emergencies; maintain customer service standards; monitor service requests; maintain property appearance; manage resources, equipment, and supplies efficiently; oversee maintenance, construction, rehabilitation activities. Education / Experience High School Diploma or equivalent; bachelor’s degree preferred or four years in housing industry; or 1–2 years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and ability to use on‑site software functions. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular standing, walking, sitting, reaching, lifting up to 25 lbs, occasional stooping, kneeling, crouching, crawling. Reasonable accommodations may be made for disabilities. License / Equipment Must have reliable transportation due to emergency on‑call requirement. At Asset Living, compensation decisions consider skill set, background, training, certifications, and other factors. The offer depends on the candidate’s relevant experience.
