Overview TheProperty Manager (“PM”)will havebroad and in-depthgeneral management responsibilitiesat theirassigned apartment development(s). The PM will supervise a site team consisting of administrative, supportiveservices and maintenance personnelat levels consistent with property resources.In some instances, the PM may be solely responsible for administrative tasksand may also perform supportive service tasks. The PM will ensure their assigned apartment development(s) meets allfinancial goalsas identified in the annual budget. The PM will relentlessly pursue full occupancy / collection of rent and optimize rental income following programrequirements/ market conditions thus being a responsible steward for the success of each property. The PM will also ensure that allcompliance covenantsandsupportive service requirementsare consistently met and that all maintenance tasks are managed professionally, while maintaining a safe work environment. The PM will ensure the integrity of all financial and operations data /systems. The PM willprovide excellent customer service to residentsthus encouraging long-term retention. As site leader the PMwill demonstrate professional leadership andwill support the development and trainingof thosesupervised, andwill diligently pursue their own professional developmentbyfully utilizing the Pennrose Academy. The PMwill report to a Regional Property Manager. Property Overview Pennrose, in partnership with LGBTQ Senior Housing Inc., 74 brand new LGBTQ+ affirmingapartments for seniors 62 and older in the Hyde Park neighborhood of Boston. The 120 year old former William Barton Rogers School is currently undergoing a historic rehabilitation. Rent-restricted studio, one- and twobedroom apartments will be available to households and individuals at various income tiers (30%, 50%, 60%, 80% and 100% of Area Median Income). Several apartments will be set aside for homeless individuals. The residence boasts modern amenities and is pet friendly. The community hosts two private resident lounges and a sunroom. There is additional space available for large events, space for gallery, Resident cinema, classroom space for learning opportunities, and on-site laundry facilities. In addition, the residents will have access to a fitness center. Elevators and secured access entry to building Courtyard and professionally landscaped grounds On-site supportive services available to all residents, including LGBTQ Programming and Services On-site professional management team and maintenance with 24-hour emergency call service Pay range: $75,000 - $80,000/year depending on experience. #IND123 Responsibilities Effectively manage rent increases, rent collections and the eviction process Consistently market the propertyto high standards, optimize curb appeal and successfully convert applicant traffic/ waitliststosuccessfulresidencywhile meeting all Fair Housing requirements Understand all aspects of the affordable housing / market rate program features of the assigned property – optimize the financial and operational performance of the property within thisconstruct Proactively manage housing partner subsidy programs /relationships Manage accounts receivable, accounts payable and cash to meet all obligationstimely Monitor utility consumption andrelatedexpense – optimizethe use of NWPsystemandresponses Inspect the property daily – attend to maintenance needs and conditionsbeing mindful ofsafety Provide meaningful input to the capital planning process, budget process and examine expenditures for cost savings and efficiencies– share best practices withcolleagues Ensureteam members areon-boarded effectively,trained, motivated and equipped to be successful stewards oftheproperties Work orders, preventive maintenance, apartment turnsand the leasing of vacant apartment units-– all to be done within company policytimeframes Process re-certifications, build/ manage crediblewaiting lists for each unit type – anticipateissues impacting occupancy and financial performance– meet deadlines – workproactively Own all aspects related to your apartmentdevelopment Teach staff about customer service, professionalism, safe work practices, effective property inspections, vendor managementandthe optimum use of technology /Mobile Maintenance/Yardiand Fair Housingand Risk Management initiatives Ensure property isprepared to excel atall property inspections, including agency and REACwithout the need for surges in staff and spending,i.e.have property inspection ready at alltimes Complete those insurance administration tasks necessary to successfully conclude insuranceclaims Serve as a role model, mentor, coach and trusted resource to field staffandresidents Ensure that Supportive Services program is successful and meetsobligations Support the Pennrose Academy efforts to heighten the technical expertise ofstaff Partner with LGBTQ Senior Housing on site to manage the building, programs, and services Qualifications Performance Metrics Property will successfully meet all aspects of the annual operatingbudget Employee retention willincreaseand staff competency will beimproved Property inspection results will be consistentlyexcellent Unit turnoverand unit occupancy timeswill steadily improveas will tenantresidency Insurance claim work will be administered timely andprofessionally Work orderand preventative maintenance completionswill meet PMC standardsconsistently Property will not experience insurance claims due to neglect on the part ofstaff Resident satisfaction surveys will yield consistently positiveresults Required Education and Experience: High SchoolDiploma / College degree a plus Fouryearsof increasing property managementresponsibilities Knowledge of both affordable and market rate housing Industry training credentials which authenticate understanding of rental housing programs Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties) Experience working with the LGBTQ community, seniors, and people experience housing instability Working Conditions: Ability to work periodic flexible hours is required. Ability to travel by plane and automobile is required.
