We keep commercial parking lots safe, compliant, and looking sharp with line striping, ADA compliance upgrades, crack sealing, pothole repair, and sealcoating. The Role

\n

This is a sales-led General Manager role. You will own the growth and day-to-day performance of the business, reporting to the owner, who will stay involved in major strategic and financial decisions and key-account relationships. Expect to spend 50–75% of your time selling: building relationships, walking properties, estimating, and closing work. The rest goes to making sure jobs get done right: crews trained and scheduled, equipment and trucks running, and materials on hand.

Our field season runs from mid-March through November. December through February is for planning, hiring, equipment prep, and selling next season's work. This is a salaried, exempt position.

\n

Our goal is to double revenue. As the business grows, you'll build the team underneath you, deciding when to add support roles such as an office administrator or an operations manager.

\n

What You'll Do

\n

Sales & Growth (primary focus)

\n

•     Prospect and close new commercial accounts: property managers, HOAs, hotels, senior living, churches, and retail centers

\n

•     Walk sites, measure, and build accurate estimates and proposals

\n

•     Grow and retain existing accounts; turn one-time jobs into recurring maintenance relationships

\n

•     Build partnerships with paving and sealcoating contractors and general contractors

\n

•     Manage the pipeline in our CRM and hit monthly and seasonal sales targets

\n

Operations

\n

•     Lead, train, and hold field crews accountable for quality, safety, and productivity

\n

•     Schedule jobs around weather, customer windows, and crew capacity

\n

•     Keep trucks, striping machines, and equipment maintained and inventory stocked

\n

•     Coordinate subcontracted work (e.g., sealcoating) and handle permits when required

\n

•     Ensure work meets ADA, MUTCD, and local municipal standards

\n

•     Enforce DOT, OSHA, company, and client safety requirements; run crew safety meetings

\n

•     Approve crew timesheets for payroll on deadline

\n

Business Management

\n

•     Own job costing and pricing to protect margins

\n

•     Track revenue, gross profit, and collections; follow up on receivables

\n

•     Recruit and hire seasonal crew members

\n

•     Report results to ownership and help shape the annual plan

\n

\n

What You Bring

\n

•     3+ years of B2B sales experience, ideally selling services to commercial property owners or managers

\n

•     Experience managing people, crews, or a business unit

\n

•     Comfort in the field: walking lots, reading site conditions, working outdoors in season

\n

•     Strong organization and follow-through; you close the loop with customers and crews

\n

•     Comfortable with CRM, scheduling, and estimating software

\n

•     Valid driver's license and clean driving record

\n

•     Availability for evenings and weekends during peak season (much striping is done after business hours); ability to lift up to 50 lbs

\n

Big pluses

\n

•     Pavement maintenance, paving, sealcoating, landscaping, snow removal, or construction trades experience

\n

•     Existing relationships with property managers in the NW Chicago suburbs

\n

•     Bilingual English/Spanish

\n

•     Experience with HubSpot, Jobber, or QuickBooks

\n

\n

Compensation & Benefits

\n

•     $75,000–$90,000 base salary, based on experience

\n

•     Commission on new accounts you bring in, paid monthly

\n

•     Uncapped profit share, paid quarterly, with a higher rate as profit grows. Guaranteed minimum bonus in year one. Target total compensation $110,000–$135,000
