Property Accountant

Atrium is seeking on behalf of our client a Property Accountant to join a growing real estate organization in New York, NY. This role is responsible for supporting the accounting and financial reporting functions for a portfolio of properties, ensuring accurate financial records, reconciliations, reporting, and compliance with internal and external requirements. The ideal candidate will have a strong accounting foundation, excellent organizational skills, and the ability to thrive in a fast-paced environment. Location: New York, NY (Fully On-Site) Pay Range: $85,000 - $95,000 annually Responsibilities Prepare and record payments for loan interest, ground rent, real estate taxes, sales tax, preferred share dividends, management fees, construction management fees, capital calls, and distributions. Maintain security deposit cash activity, including deposits and withdrawals. Perform bank reconciliations for all cash accounts, including reserve accounts. Import work orders from Workspeed into Yardi and ensure charges reconcile accurately. Prepare General Ledger and Journal Entry inputs and reconcile sub-ledgers. Update capital assets and depreciation schedules within Yardi. Review and record income and expense accruals. Maintain lead sheet workpapers, including depreciation, amortization, tenant improvements, escrows, accruals, straight-line rent, and prepaid schedules. Assist with budget and reforecast preparation. Input and import budget data into Yardi. Gather lease information necessary to calculate real estate tax escalations, porter's wage escalations, CPI escalations, and operating expense escalations. Prepare audit workpapers and support audit requests. Review tenant work orders for coding and sales tax applicability, ensuring charges are appropriate. Review and account for construction activity and capital improvements. Track monthly utility expenses. Track payments related to capital projects. Obtain draw request information for escrow and reserve drawdowns. Prepare monthly FFO/FAD schedules, flux reports, and variance reports. Prepare lender and joint venture partner reporting. Education & Experience Bachelor's degree (BA/BS) from an accredited four-year college or university required. 1 to 3 years of accounting experience required. Master's degree and/or real estate industry experience is preferred. Skills & Abilities Proficiency with Microsoft Office applications and General Ledger/Property Management software. Experience with Yardi is preferred. Strong analytical, organizational, and problem‑solving abilities. Ability to quickly learn new processes and contribute to special projects. Flexibility to work additional hours as business needs require. Ability to manage multiple priorities and meet deadlines in a fast‑paced environment. Communication & Interpersonal Skills Strong verbal and written communication skills. Exceptional teamwork and interpersonal abilities with a demonstrated capacity to build effective working relationships. Advanced organizational skills with the ability to prioritize competing responsibilities. Ability to coordinate multiple workflows and manage simultaneous deliverables.
